Big Badger House (aka Noisy Lodger) HE'S GONE!

I think I'd just offer him £whatever for the wardrobe, point out that the tumble came in the van so it can go back in the van and call it quits, just to get shut.
If you keep on the way you are doing (I'm not knocking you, just stating facts) then I think he's gonna play you at your own game and drag this out for as long as possible. Your goal is to get shut of him ASAP remember, not have a !!!!ing match with him!

Frankly, I don't like his wardrobe, and he only bought it brand new last month so would want pretty much full price for it.
Since I've got a Freecycle one, I want it out of there!Mortgage | £145,000Unsecured Debt | [strike]£7,000[/strike] £0 Lodgers | |0 -

In that case you need to say to him "Okay, so let's agree a date that's it gone by then" and agree that if it isn't gone by that date then he's lost it and that's the last chance he's had to collect his !!!! because your replacement tenant can wait no longer (or whatever).

OK, the joke's worn off now... I'm actually fed up. I just locked myself in the bathroom for a little cry.
It probably doesn't help that my house has felt like a train station all week anyway, and I haven't had a proper chance to relax or tidy up from Glasto, with Lodger2's girlfriend and her baby staying over, and his brother babysitting last night...
But there's been no sign of Lodger1 today. I messaged him yesterday saying, "Got the van sorted? I've got to meet the freecycler at 2pm", which he responded with, "Great..!". I asked "what time are you coming over? You said early morning?" and I never heard another word.
So I've had it. I just used my spare key to open his door and Lodger2, girlfriend, brother and I went in. There's his wardrobe, bedside cabinet, racks and racks of CDs/DVDs/games, general rubbish, and Lodger2 found his favourite CD case (empty) on the floor.
He's also got his tumble dryer in my kitchen, and a bed base in my front room.
I'm going to plug my mobile into the car charger (I haven't got one indoors and it's run out of juice), and call him. Assuming I get no satisfactory response, everything of his is going in the front garden for collection at his leisure. And that will mean taking the wardrobe apart, because it's even bigger than the one I originally had in there, and that had to come apart before we could take it down the stairs.
I will then have to drive to the Freecycler's house in my little car and see how much I can get in (easier with the roof off).
Any last words of advice before I call him?Mortgage | £145,000Unsecured Debt | [strike]£7,000[/strike] £0 Lodgers | |0 -

I had a damp shed in the garden which came in useful in these circumstances.
I'm not sure of your legal position ? Perhaps a sheet of polythene held down by bricks to cover the pile, would demonstrate you had done everything reasonably required?
After all he has undertaken to collect everything today and you are just being a good Samaritan by helping him.0 -
OK, are you ready for this?
He's (apparently) stuck in hospital, where he's been all day, with his baby daughter. She's very ill, they don't know what's wrong with her, so they're waiting for test results.
He'll be in touch when he's finished there.
