tell him a friend of his is welcome to come and pick up stuff from the front garden, using the van he had arranged (:rolleyes: ) and bring everything to the house he's staying at ....0

He's not taken as much a you thought so I'm afraid I think he's taking the mick seriously.
I'd ring him and tell him you've got someone moving in so you're very sorry but he will have to get a friend to move stuff or pay for storage and arrange that or it all goes in the front garden.
You allow multiple guest stay overs? And this is the friend who's got a friend who'll rent this soon to be empty room? Hmm. You're far too nice for your own good.0 -

Not quite how it sounds - Lodger2's girlfriend is actually my friend (they've met through me). So she and the baby used to come for visits even before he moved in (she lives 100 miles away).
And the brother was over to look after the baby while the three of us went out.
