But JoannaLodger updated this morning to say that GF's still there since the weekend, and that she caught them both smoking in the living room again. You're in danger of him doing exactly as he pleases now that you've given him notice, especially since you're not there every day. I suspect that you're going to need to do a bit more than washing curtains and rugs before he's finished with you. Shame about that deposit...... Let's hope he still has a job in four week's time or maybe he won't be going anywhere.0

He'll be going somewhere, even if it's just to the local church! I'll not keep him here.
In fact I've organised 'Christmas' in January so my family can all come and visit and swap presents... JoannaLodger will be joining us (her family are abroad too) and we'll be making the most of having a big spare room for people to stay in.

Well done, for keeping your resolve. I know you will want to keep things as pleasant as possible, but I think when you go home at weekend you need to make it clear that he will be leaving on the appointed date.
If he does not leave, you need to be ready to change the locks (which might not be a bad idea whether or not). Do you have any male friends who would be prepared to just be there for back up - just in case her turns a bit awkward, when the time comes.
I have been letting 3 rooms in my house for 7 years and have only once had to ask someone to leave. It was for a lot less than you have had to put up with!
I was very fortunate, because I told him in the morning that I felt he might be happier if he found somewhere else to live and I would have been happy for him to take as long as he needed. Anyway when I got home from work in the evening he had moved out with all his stuff.
He said he did not want to stay where he was not wanted.
Two of my present lodgers have both been here over 3 years and the other who is a young policeman nearly a year, so I am very lucky.0 -

I'll definitely be changing the front door lock - I don't want to risk GF having a copy. That does of course mean distributing new keys to the cleaner, cat sitter and neighbours but never mind!

Yes I know changing the locks is a bit of a pain, but I think its a good idea to do in these circumstances.
With regard to male back up, only you can judge whether you are likely to need it. I just think it could be quite a difficult situation for a young women to deal with on her own. Although I am sure you are very capable.0 -

Just wanted to add my wishes for good luck for the coming month.
I hope it doesn't degenerate but tend to agree with most that I suspect it will.
He clearly has no respect and the "F it, I might as well smoke anywhere now I'm going" will be just the start of it if you're not careful.
