I really feel for you. What you have to do is never pleasant, but he is turning you into a prisoner in your own house.

I think you really need to get it over with before you leave in the morning. Either ring him and ask him to come up to your room, or put a letter under his door backed up by an email.
He knows what is coming, and is making it difficult for you. What if he employs these tactics next week and the week after. Do you really want to live with this until the new year.
My advice to you is bite the bullet and get it over with.

It's not so bad for me - I can still get to the bathroom, and I have bottles of Slimfast up here for tea (thank goodness for Approved Food deliveries!).
But poor old Tufter's starting to get antsy... he's scared of going downstairs on his own, and he can't open the doors anyway

I am sure you can do without all this stress when you come home at weekend.
Given his totally disrespectful behaviour, I think you have been extremely generous in giving him a months notice. I would only have given him a week!

I imagine he'll get a shock when he tries to find new lodgings and realises he's blown a good thing.
He'll struggle to find somewhere as relaxed as yours and perhaps get a bit of insight that his abuses won't be as tolerated.
Like the others, I think it will go one of two ways - sob story or sabotage. He'll either plead that he's a changed person, to give him another chance, how hard it is to find somewhere to live at this time of year, blah, blah. Or instead of getting angry with himself for his slack behaviour, he'll take it out on you and the household - withold rent, get noisier, dirtier, etc. He doesn't sound very mature so I can't see him being sensible about it and putting his energies into finding new accommodation.0 -
