    Well he finally got the message. Text conversation:
    Hey, I got your note.. There's not even a reason on there? You able to clarify.. I'm gunna find it very difficult to move out within 4 weeks as I have just bought a laptop for uni.. Its also xmas so you could not have chose a worse time, I'm quite disappointed by this, if there are issues I would appreciate a chance to rectify them or if that's not the case a reasonable time to move out.
    I'm sorry BigGuns - that's why I wanted to talk. The contract does state 1 month as I'm sure you know. Legal advice was to give 48hrs notice :-O Our lifestyles just aren't compatible and I don't enjoy coming home any more. I'll help as much as I can with finding you a place and/or moving stuff out. x

    don't let him make you feel bad. He took advantage of your caring and easy going personality.

    From what you have posted here, you had already told/warned him about several of the issues. He chose to ignore your warnings.

    I think you need to be steadfast in your determination to get him out, he needs to realise he can't talk you round, and that he must leave by the date you have given him.

    Has he paid his December rent? You may need to consider giving him his deposit back early in order to facilitate him leaving.

    He's paid up until 29th December. Unfortunately (for him) he's already used up a lot of his deposit - in fact the meager amount left happens to match the amount he owes me for buying him those hats in the USA. So he's got nothing left.

    I don't mind giving him the last 4 days 'rent free' as a gesture of goodwill. But he's going to have to get his parents or brother (who all live in the area) to help out with a deposit at his next place.

    He thinks a month isn't a reasonable amount if time to find somewhere else? He's really is as daft as he sounds.

    How has he managed to "use up" a lot of his deposit?

    He was late setting up his standing order when he first moved in and never caught up with himself (once he started the standing order he just had the normal payments come out monthly from that date).

    So once the rent started coming in regularly, he was down to about £40 'balance'.

    Of course, technically I should have stamped my feet and made him give the extra but it didn't seem like a massive priority.

    I hope he dosent cause too much hassle during the notice period.

    He took the !!!! with the smoking and the unsupervised girlfriend after you re-pointed out the rules, which are not exactly difficult rules to follow.
