  • Not an absolutely massive priority, perhaps. But you were in danger of setting the tone for how casual the rest of the tenancy and your attitude to it was going to be. I think you may have inadvertently sent him completely the wrong message from the very start. Please don't shoot yourself in the foot again in the same way.

    did you ever get the full rent arrears paid back by the tenant on housing benefit who left the property owing you money?

    Oh yes, that was QuackersLodger :wink: Yes she paid up in full. The only thing she's still got is my coat :o

    Actually she is still in touch and keeps talking about giving my coat back. She got married a couple of months ago to the father of her DD (I was invited but couldn't make it), and is now expecting a DD2. They're in the process of moving house too... all go in Quackers Land!

    BTW BigBruvLodger rang me over the weekend too, because he thinks he left his Christmas tree in my loft. He's got a GF now and is enjoying living on his own. We actually get on again now that we don't have to live together! :rotfl:

    And ClumsyLodger has had her baby, a healthy little girl too. Does anyone remember her? She was the quietest of the whole lot!

    I don't mind giving him the last 4 days 'rent free' as a gesture of goodwill. But he's going to have to get his parents or brother (who all live in the area) to help out with a deposit at his next place.

    I can't make up my mind whether the departing lodger will show his immaturity by trying to make Badger feel sorry for him, making her out to be inconsiderate.

    Or he will be aggressive because he got away with so much for so long that he'll be angry that he's not as invincible as he thought.

    BBL, well done and hope you feel relieved now you've gone through with it.

    It might be worth doing a schedule of rent for when he realises he's not going to get the deposit back - to show what he's paid and how much is owed. Otherwise you'll be getting into arguments about why you're deducting the money from it.

    Good luck with finding a decent replacement.

    Totally agree with the above - you laid out the rules (again) and he continued to take the mickey. Having 'guests' on a permanent basis as a lodger is insensitive to others in a house. As for the smoking.......:mad:

    I'm sure you won't be a soft touch now you've given him his well deserved notice - if you find you're wavering come back and read your posts about feeling unwelcome in your own home!!
