  • I had seen something previously about snagging. Would we get this done as well as the bank valuation as I assume although the property is new would still need to pay for a valuation for the mortgage company?

    Yes, and be prepared for a reduced valuation in the current climate.

    The house is MASSIVE and the rooms are nice and large

    It's in North Hykeham..a VERY VERY nice area

    Basically it tells us that even with a 30k discount and loads of extras it's still overpriced. The sales rep couldn't understand why I thought it was a bad deal.......I tried to tell him that if it was that good a deal the house would have already been sold. I couldn't get through to him.

    Next month when it drops 10k we'll go back and have another chat

    bathroom + 2 en-suits
    garage + extra parking space

    It's a nice house, just not worth the asking price

    one thing I did like was the fact that they are all 4/5 beds in the area

    It depends where it is in the uk though, the house you are looking at would be 30-40k more where I live (Kent). Looking at the floorplan of the one you want looks the same as the second house we lived in. Get some wooden flooring in the lounge, we had a pathway wear mark in our carpet because everytime we came in with shopping etc we had to go through the lounge to get to the kitchen.

    Difficult to say without seeing the room dimensions but its hard to believe it would be less than £400k around here judging by some of the new builds I've looked at recently (curiosity only;) ).

    Bellway have just phoned us with a much better offer

    Same as I listed above but they have offered much more for ours (well over market value)
