Bellway Homes

We are looking into a part exchange deal with Bellway and there valuers are coming out tomorrow.

Has anyone got any experience of Bellway and what did you think? Also has anyone else part ex'd with them and do they offer a good deal?

Until the valuers have been out they wont even discuss what they may be able to do.

    I have rented a Bellway home since it was brand new, and all I would say is make sure you go over it with a fine tooth comb. The finish is appaling and 2 years on, the place is still a building site. All the houses on the front of the estate are perfect, go to the back and it's the opposite. They are quick at putting them up and making them habitable, but very slow at finishing them off.

    However, I am in the process of buying one a few years older in a different area. I did go to a new development when I was looking to buy and arranged to buy one off plan, yet when they started going up it was nothing like the plan, and there was a block of HA flats being put right in front of the house!:eek:
    The house was for January completion and they would not budge on the price, saying how the houses were so desirable they would be in high demand. However, it still hasn't sold, and neither have any of the others around it. My advice is don't listen to their crap, don't pay their asking price - make your offer LOW, and stick to it!

    As always, they'll offer you below market valuation for your house whilst expecting you to pay full market price for theirs.
    In the current market, they won't move on your valuation but will be prepared to be flexible on theirs. The may even offer you some nice carpets and an alarm - notionally costed at £5K!

    You'd be better selling yours independently. Then going to Bellway's site office and negotiating from there. Forget alarms and dodgy carpets - cold, hard price reduction is what you want.

    Some nice 'sales executives' will be along in minute to advise.

    We really want this house but at the day we dont want to be ripped off by them. There are only 2 plots left on that development in the style of house that we like and the one we want is ready to be occupied.

    Any bartering tips of amounts and things we should ask for would be gratefully received.

    We have been into see Bellway about a part-ex (also been to see persimmons)

    while they are unable to sell their houses, they are reluctant to move much on price

    You will be far FAR better off selling privately and buying second hand

    forget their 110% part-ex offer they have running....its meaningless
  • The valuer and part exchange woman have been and now await there decision.

    She said that they will contact us with an offer by tomorrow afternoon but she said that they were snowed under with part ex applications so I think that was her excuse to say they wont give us anywhere near what we want.

    We will wait and see.

    Landscaped Garden (not just turfed and fenced)

    Discounted to £199,950

    STILL NOT SOLD!!!
