    It linked to New South Wales for me too. When I manually typed in the end of the url it seemed to go to, by adding the Worcestershire, wiki told me there was no such page.

    So I figured ... you were just bonkers... and moved on.

    I know what I'm doing, I have a ream of paperwork, searches, land registry details, old conveyancing, related easements, the death certificate of the husband of the lady who has now had to go into a home, bless her. My solicitor has asked questions, had replies. We have talked to her and she is happy.

    my husband is a builder, we rebuilt several houses before, dealt with subsidence and this house actually has very little in the way of problems but part of it still needs converting. The gable end of the garage, which is unconverted from the original stables, has been tied in. It does not have subsidence nor is it likely to flood unless half the county gets washed away first. The floods in the summer were as bad as it has ever been and the property is very much uphill. It's entirely possible that the stabilisation work has put people off buying, but being capable of understanding the problem means we're not bothered by it at all.

    And I've never been to Australia, you sad, sad man Zammo. :D I have never seen anything quite so pathetic on this board. :rotfl:

    Maybe you overlooked that fact, but at the end of the day, you got the property at a really good price. It looks like it has a lot of potential and I wish you the best of luck with it. ;)

    TBH, if there's a bad flood every decade, it doesn't really matter that much anyway!

    Not terribly likely, since you live in the area! This looks like a case of local knowledge winning out.

    What this thread proves about some of the contributors to MSE doesn't really need to be spelled out. Would they pass their Sats in English Comprehension? Geography? Empathy? (Maybe I made one of those up!)

    What might be useful to some people intending to buy on or near a flood plain is this map service from the Environment Agency. I've used it, not having the local knowledge about a place I was interested in. It did put me off, but equally, it could have worked the other way.

    I have absolutely no idea what you're talking about! :confused: But exams were never my thing anyway.
