My best friend lives in Kempsey and it's not a million miles away from where we are buying.
Looks a nice house at a good price. Well done.
Was certainly in the 'can't get home' situation last summer!Everything that is supposed to be in heaven is already here on earth.

Congrats!
I must say, although country living is not for me, it looks lovely0 -
Go on we're all dying to know how much less than the guide price of £200,000, did you pay! And did you have much competition?
Everyones too polite to ask, not me:cool:

 Ouch! Hopefully it's outside that floodplain!
Even if it's close, I'd imagine that would be why it went for cheaper than guide price.0 -
Very nice Doozergirl.
Was the auction well attended? Much left unsold?0 -
It was only three lots. Room was busy, the first two lots not hotly contested, the third spiralled a bit!
We got it for £180,000. Obviously because it's falling down and three foot deep in water, not because we waited patienty and finally managed to get something for a really decent price.Everything that is supposed to be in heaven is already here on earth.

Being the cynicist here. Can i just remind you all of what you would have said to bigballslou or shavingface if they walked along and said:
We are looking to buy a home and have seen this it needs a lot of work what do people think?? etc etc
replies:
Don't do it; the world is about to fall apart; princess di's not dead etc etc.
Please remember its not one rule for one and another for someone else.
House looks great and im sure theyll be more people along in future getting a bargain including me hopefully!
Well done doozer, i can give you a good price on wellies.0 -

Congratulations. I'm sure you did get a decent price compared to 6 months ago, as prices have dropped at least 15% since then. I'm sure it will hold it's value though, after all you've bought in a sought after flood plain and subsidence never strikes in the same place twice.

http://en.wikipedia.org/wiki/Kempsey%2C_WorcestershireGeographically, Kempsey stretches out around long loop of the Macleay River at the top of the flood-plain. It is famous for its floods. The 1949 flood was particularly destructive, having washed a large part of the town centre away when the railway viaduct which was acting as a dam-wall due a build-up of debris against the railway bridge gave way. The area most affected by this flood is now the site of playing fields. The shire council has a policy of buying up land in areas designated as flood plains and many houses have been transported to higher ground in recent years. Other major floods occurred in 1949, 1963 and 2001.

Good bit of research you've done there Doozer. I hope you can swim.

That'll be the playing fields less than 50 yards from your house on plovers rise. Check the satelite image.

What has a town in New South Wales got to do with Doozergirls purchase? Or am I missing something obvious?
Or has someone not done their research?0
