I gathered from the Rightmove map and a quick visit to the environment agency that it was ok (OK-ish. Its a bit close for me personally) .
3. STABILISATION WORKS
What does this mean? There were bad floods in 2001 IIRC
It just worries me a bit when people buy at auction, you exchange straight away and can easily be stuck with a right dog. You only have to watch "home under the hammer" on TV to see that.
I'm sure you'll be pleased to know that we did all our homework :rolleyes:, that I already have a nice fat solicitor's bill and that I know all about the stabilisation work which was to the top of the gable end of the garage - part of the original building which hasn't yet been converted. No major issue for us at all. We've rebuilt gable ends before and we will have a bricky in to do plenty of work anyhow. I would like to lose the ties (which is what it is - they are clearly visable) and we have to build an inner skin and insulate anyway, along with rest of the work that goes with converting property.
And this is Worcestershire. It's pretty flat. People still live here! The Severn floods all the time and the flood plains are wide for a reason. We had loads of flooding around us. My son had to be brought from school on a tractor and we had to hitch lifts on another tractor and a land rover to get home. Our house was fine of course but areas which hadn't seen flooding before certainly did last year - our area caught much of the brunt, though Gloucestershire did pretty wellEverything that is supposed to be in heaven is already here on earth.

First thing everybody's done is google for floods, check environment agency site ... not sure if they all care lots for you, or trying to catch you out!0

Congratulations - I envy your Worcestershire soil; brilliant for gardening.
Anyone who 'does' barns knows that stabilisation, reinforcement of foundations, or whatever, is a possibility - they didn't have building regs in those days & these were animal shelters after all. At least you are not on a serious slope. Too many barns I've been shown, 'ripe for development,' have been off on their own down the hill!0 -
You are o.k. in that part of Kempsey. To my knowledge it hasn't flooded there. The worst you might expect is that you can't get back to your house because of flooded roads, but the actual house and garden will be fine.
My best friend lives in Kempsey and it's not a million miles away from where we are buying.
