Indeed SC! I'm thinking it's more because something minor came up and the bloke wanted to pay a lot less than the asking price. It would be very silly to talk about it when they are still trying to sell it, especially when they work in the village shop! 🤣South_coast said:Aahh, village gossip! Thanks cheery, I appreciate you sharing your experience. When me and DH first discussed it we pretty much came to the same conclusion. If my sale had fallen through because of the survey I confess I don't think I'd be advertising it to potential new buyers either 😬 Everyone has such a different risk tolerance, its just not worth it. When we sold our house we had a first time buyer who loved it, and put a decent offer in. Unfortunately for him, he clearly had an older relative behind him who told him to lower his offer 'because clearly it'll need a new boiler and roof'. We said no (because it didn't, although I imagine a survey would have told them the boiler was 35 years old and had no temperature controls - the boiler was in the kitchen and they could see that for themselves!), and there was nothing wrong with the roof. We rejected their offer and sold it for £5k more than their original offer to someone who loved it anyway.
The people who bought it didn't even have a survey - they'd previously built their own house and spent 2 hours going over each wall etc themselves and bought it anyway. And still haven't replaced the roof (although they've probably replaced the boiler 😂 )
Similarly, we had a survey done here that had a lot of red things that I imagine would have put some folk off (beams above the kitchen were thin and bendy for a start, and there's a well in the cellar so everywhere is damp). We bought it anyway 😊
So don't lose heart! If you love it so much, get the survey done and see what it says. I'm not sure whether the estate agent will be allowed to talk about the contents of the survey (i believe technically that belongs to the pain who paid for it). Well, the two properties we saw this morning blew dream house out of the water a bit!
The 3 bed detached house was fantastic and we loved it. It's on for £260k, so less than dream house by £5k. It was slightly bigger than dream house, but the gardens front and back weren't as big, although the back garden was still a great size. There was nothing wrong with it at all and you could move straight in, whereas dream house would need new windows and a new bathroom doing at some point and other little bits doing that would soon add up. Our only complaint would be a bright pink living room wall 🤣
Then we went to the 3 bed detached bungalow. This is on for £240k. It had lovely wooden flooring throughout, the walls were all white apart from in the kitchen and bathroom, so a blank canvas. The bathroom had a bath and shower (I know, I said I wasn't a bath fan, but it's nice to have both!) The kitchen was new with a fancy induction hob. The garden was a great size too. Our only complaints were that it didn't feel as spacious as the others and the garage was separate and at an angle as its on a corner, so a bit awkward and I'm not sure if we would end up using it. The lady who lives there wants to downsize as she's getting older. When we were outside talking to the estate agent, she came to the front door and shouted at us 'I'll accept £225k!' Well, the look on the estate agents face was a picture and he went bright red! I laughed and said 'she's just made your job harder, mate' 🤣🤣
DH prefers the house and in some way I do too, but I'm not sure they'd be open to offers, so we'd have to pay full price or near enough. The bungalow we both really did like and we'd be happy living there, but DH said he would regret not going for the house.Part of me thinks we should go for the bungalow because it is lovely, and at that price I feel like we could have a better life as well with not having as big of a mortgage. Location location location, which one is best placed to where you want to be? On nicest road / quietest etc? You can change the inside of all of them but you can't change location. Also space....but some houses feel cluttered when you view them and they're not so much when you see them empty. Trust your intuition on it and you'll not go far wrong. DP and I did a pro and con list for the top two houses we loved. This one won because of location and we don't regret that (regret the amount of work needed doing but that's another story 🤣).Emergency Fund goal - £717.77/1500

I'd write a list of pros and cons for each property and think about it for a week. Once the initial emotions have passed and maybe a second viewing, things tend to feel clearer.Mortgage start date Nov 2014 - £90,545 over 25 years
