Great news, either would be good as no hassle of them having to sell something first.  Do you have a plan of where to go if yours is sold before you either have seen something you want go buy or have an entry date for the new place?

Both viewings seemed to go well with both saying that the place was bigger than they thought it would be. The investor is waiting to hear back from the estate agent as to what the rental value would be, so that'll obviously be a big factor for them as to whether they want it or not. The ftb said he had a few places to look at, but took some photos and a video to show his gf and family. We'll see, I'm not getting my hopes up anyway.

That is a good point, daisy and not something I had thought about, so thank you for that! My parents have a spare room and so does my grandad, so I'm sure one of them wouldn't mind putting us up if absolutely necessary.
