I’d be cautious about going with an agent that takes a fee upfront though - there’s not a lot of incentive for them to sell it if they’ve already got their money and by the sounds of it you’re stuck with them for 2 years?! Don't worry, it's all fine with the estate agent. The contract is exclusively with them for 20 weeks, but they keep you on the books for 2 years. The fee is £1,800 instead of the £3k to pay when they sell, so after discussing with DH, we're willing to take a chance. I'm really disappointed for you 😔 . If they had blamed the economy or said they would review in 3-6 months time it wouldn't be so bad.
Then on the other hand you have your customers who clearly value you 🥰. Definitely worth considering for the future, but for now sensible to stay put.

The mortgage meeting went very well. Turns out they will offer us a silly amount of money (£320,000), which we certainly do not need but it means we will have no issues getting a mortgage at all and even have a sensible buy to let option on our current place if needed to release money for a deposit, the bigger stamp duty amount and fees if we cannot sell it. Lots to think about. It means that dream house might not actually be a dream and as it turns out, is an affordable option. We've sent over information to get an agreement in principle and can then start to view houses.
I'm trying not to get ahead of myself, we've still got a long ways to go, but it's given us a lot to think about and plan.

The estate agent sent over the particulars to read through and agree for our bungalow. The few photos he took looked good and I was happy with the descriptions, so I've agreed those and that's that sorted. I've also had communication with a solicitor to act on my behalf with the sale and need to send some information over to them this weekend. The estate agent said we will be getting some professional photos done after the new year and their company will be in touch shortly.
We also received our agreement in principle from the mortgage broker and I got one directly from Natwest as they had my previous mortgage. This means we can go view houses! I have therefore rung the estate agent that has two of the houses we want to see on the market. Tomorrow afternoon we are going to see the 3 bed bungalow opposite work bestie, but is down the road from the primary school and then on Monday we are going to see dream house! I'm trying not to get too excited, in case we love it and then it sells before we are able to buy it, but we will see how it goes. I'm glad I didn't go with the estate agent that has these two on the books as when I arranged the viewings the lady I spoke to on the phone kept saying 'Aww bless you' to me and then when I asked about seeing the bungalow opposite work bestie said 'Well, we do have someone going to view it that have already sold their house, so is in a better position than you, so I'm just warning you' she just sounded very patronising and it took away a bit of my excitement to be honest. I might just be reading a bit too much into it though 😟
We have been paid today and savings has been replenished so are back to £2,000/£10,000. We have also finished work today for 2 weeks, which I'm thankful for. We have bottles of presseco and boxes of biscuits. My Lithuanian friend at work bought me a bottle of Moldovan wine from the Eastern European shop in town which he has bought me before and it is my favourite wine, it is super nice, so I was very grateful to him. I will still be cleaning over the Christmas period as I can arrange it for earlier in the day and would be silly not to.
