DH arrived safely home at around 11:30. I had gone to my parents house for a visit and to take a couple of bits to put in my dads shed! I've tidied up a few bits over the weekend but didn't manage any painting. I just couldn't find the motivation after sorting and tidying stuff and it was so miserable, I just couldn't gee myself up to do anything else. Nevermind!
The Christmas tree and some lights have been put up this afternoon and a bit more sorting and tidying, so I'm pleased with that. I have also booked online for an estate agent to come next Saturday and give us a valuation. I've started with the estate agent that I bought it off. I'm not too worried about sorting out the painting before then as it is just a valuation and they won't be taking any photos, although DH said maybe they still have the photos they used from when I bought it, which could be worth an ask if we do decide to use them. I'm starting to feel a bit anxious about it all, and my mind has gone into thinking the worst, what if the valuation is rubbish? What if no one wants to buy it? What if we see a house we love but don't get it? etc. I need to get doing some yoga and practicing mindfulness to calm myself down. 😔Starting Mortgage Balance (June 2019) £72,000. Well the realistic answer to those questions -
If the valuation is rubbish then you can continue to stay in your mortgage free home, keep saving and work on it gradually to update whatever they say is rubbish.
Ditto if no one wants to buy it.
Unfortunately in your lifetime its likely that, like most of us, you'll go after a house and don't get it. It's a crushing disappointment at the time but invariably something better comes along and for most people they soon forget the lost houses and are delighted with the one they get.
Of course, it could be a perfectly acceptable valuation, you get a buyer (after all it suited you and you bought it and have been happy there) and you get a new house. (Anything will sell if its priced right, main thing is to be sensible when it goes on and not be swayed by an agent that gives you a huge fantasy valuation that in reality is over priced, no one will pay and they only want the initial sign up.)
Deep breaths, accept its going to be stressful but hundreds of people do it each week and they almost all come through unscathed 😆

Don't worry to much about the valuation, its really only an educated guess.
The agent will likely look at what you paid for it and its current condition, plus what similar properties have sold for recently. You've got yourself into a great position (mortgage free) so any month it doesn't sell you can add to your savings pot.

Thanks CK and Daisy x You are both right of course, my mind is just going a million miles per hour, instead of thinking calmly and sensibly!
I spoke to the estate agent this morning and answered their questions. They are coming on Saturday to do the valuation. They then said about their mortgage broker who gives a free consultation, so I've booked us to see him the following Saturday. They'll obviously charge a fee if we go with one of the mortgage deals they come up with, but I thought it would be useful to get some proper advice as to how much we could borrow and what monthly payments would look like. We've only done the online mortgage calculators at the moment.
I'm hoping we'll be going into the new year with a more solid plan.
Office job and cleaning job done today. Unfortunately, I had to turn down a potential cleaning customer this afternoon as I just don't have anymore time at the moment.

This is all Most Excellent! Gathering info is the key - you don't need to make any decisions yet. I found it really hard to get my head around everything that needed thinking about with moving until I started actually doing stuff and talking to people. It started falling into place a bit more after that.
There was a thread on the house buying board that I found helpful too once we properly got going (possibly 'waiting to exchange' or similar?) Lots of people post timelines on there and give updates, which I found helpful to see how long things were taking, what order people were doing things etc. Helped to manage my expectations.

It's been a busy week. Tuesday I went out with the work ladies for a curry. It was banquet night at the curry house, so a starter, main, side dish and then a choice between a rice and naan, with the 4 of us it worked out nicely with 2 ordering rice and 2 ordering the naan breads. Two bottles of wine as well 🤣 but in total only £25 each
Wednesday was office job, followed by cleaning job, followed by some painting. Thursday was office job, followed by cleaning job, followed by a deep clean of the bathroom. Friday was then office job, followed by cleaning job, followed by general cleaning of our little bungalow. This morning I did a cleaning job and then the estate agent came. A nice, friendly chap who was reasonable and realistic. He advised putting it on at less than I'd hoped for but more than I thought, so I'm happy with that. We have an appointment with their mortgage advisor next Saturday, so we'll see what he has to say. If we go with this estate agent they said they wouldn't go live with the listing until boxing day, as research shows that is when the most people look at rightmove (you learn something new everyday!) He took a few pics, which didn't include Christmas decs and said we could get some more in the new year if needed. A positive meeting really.
