My Dad had large feet and had to have his shoes and boots made (Trickers in Jermyn Street). It was only when Buster Mottram was British number 1 tennis player that he could reliably buy off the shelf tennis shoe - Dunlop Green Flash as Buster's feet were size 15 - bigger than my Dad's. Anyway, when Dad died, Mr Sl inherited some of his beautiful handmade shoes, and he still uses them! I wonder if Trickers still have his last? It was an adapted size 13

OS Grocery Challenge in 2026 I am sticking with a £3000 annual budget for 2026 - currently £568.34 and most of my March purchasing made
I also Reverse Meal Plan on that thread and grow much of our own premium price fruit and veg, joining in on the grow your own in 2026 discussion thread

Made it to mortgage free but what a muddle that became
In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!4 -
Apparently planning submission will require a "nutrient neutrality" and a "shadow habitats regulation assessment". I have no idea what these are really but have something to do with the fact the sewage network cannot take any more sewage - err?? - why do they keep building new estates then??? Apparently the rule does not apply to everyone it seems, couldn't make that up.
Anyway initial quote was £6000 so we decided that the planning consultant would just cobble something together - but - the former head of planning for the area has now retired - and has offered to write it for £500.
So another £500 down. Fingers crossed this is going to be a good investment and will up the price of the property.

Well with luck he apointed his replacement so whatever he says goes. It rarely seems to be anything to do with what you know but who you know. I am definitely getting cynical.

That happened where my family live in Dublin, they built apartments on what used to be single house land and overloaded the sewage and electricity networks. They were getting blackouts

The planning is so that you do not make water pollution worse, so considerations are reed beds and such (I am sure there are more people out there knowing more than me) or maybe providing septic tank rather than rely on water board. But you can challenge the planning dept and ask them to make recommendations if not fully understood - speak to Parish Clerk as well, as any applications hit Parish / Town council first. Not sure what you need the planning app for, another house? Change of use?

We have nutrient neutrality issues here too, due to lack of mains drainage and too much untreated waste going into the ground water and streams via soakaways. All new houses have to have packaged treatment plants rather than septic tanks, and in some areas there is funding for septic tanks to be replaced with treatment plants at no cost to the householder. On very rare occasions the water companies are made to extend mains drainage, but that doesn't seem to happen in this part of the world.

Here the advice is that water treatment options would not be appropriate for single dwelling developments - more the 3-5 new houses or the volume of waste is insuffient for it to work effectively.

@MayDogsand Coffee the planning application is to convert a barn to residential which means a complete planning application as it sits on equestrian land not agricultural (agricultural would be a class q which is quick and cheap). The conversion really means a complete rebuild.
What I find fascinating is the comments from Suffolk_lass, Greenbee and WelshmansDaughter. Same problem, different approaches possibly none ideal. The real issue seems to be the infrastructure, particularly in the South East where new building of large estates continues apace without the restriction as area marked for housing prior to a certain date does not have to have a plan for treatment. Locally an area of protected nature has been affected so now 'future' pp must come up with a plan however unviable it really is.
A plan for a 5000 home estate is to remove the sewage by road and deliver it to an out of area treatment plant. (Rolls eyes emoji) That one still has to get PP but is apparently being considered!
I think it is the right thing to try for the PP. I've always wanted to build by own house (although Pips thread is enough to put one off the idea 😊) but the loss of the places to ride off road has in the last few years really got me down so I suppose dreams change. A few years ago I really wanted to do the build and have lovely mocked up pictures of what it would look like and how it would be furnished on my vision board - but - now I think I would rather use it to enhance the value of the land and move to somewhere else.

we recently moved out of Kent, near Margate to be precise, to Wiltshire . Massive building plans in our village was a huge factor in our decision to leave Kent. So sad they’re building farmland there 😡
