    Mortgage broker appointment, got told the many extra horrendous fees 😭
    And apparently I need to be on the deeds to the land to be on the mortgage which we had not known, so now we need to quickly find an affordable and competent solicitor 😭

    Another mortgage broker appointment tomorrow!

    Small flat clean, now we have gone to the pub and I have interfered with a jasmine which has been very therapeutic 🍻

    Should be able to deal with it simultaneously. So one solicitor, transfer of equity and mortgage to complete at the same time.

    Thanks @peb, finding someone who's not as inept as everyone else so far is the challenge! Have made a few enquiries but it might be easier time and money-wise to just do the build loan under Mr PIP's name then sort putting me on the mortgage when we get a proper mortgage after (if!) build done.
    We're already annoyed enough we have to pay a solicitor to receive our loan to give to us, this business is such a racket. Nice to see you, hope you're keeping well?

    I don't think I agree.  You are adding to the costs with basically two transactions.  

    Is it a self build mortgage?  If so you do need a good high street firm. And, no it's not cheap - you don't want cheap. You want good. Do you have any friends or family out of London who can recommend someone?  London firms charge a premium - there's a few lenders who want a signature witnessed by a solicitor in which case stick with London but they are few a



    The only reason not to add you to the title would be if the lender requires the land in your name for six months before lending

    So do you mean @peb that I would still need to be added to land title for normal mortgage once build is done? I thought this wasn't the case otherwise everyone who bought a place would have to be a freeholder..
    It is a self build mortgage, so a loan of a set amount that is released in stages of a set amount. We don't know anyone who can recommend anyone for the land registry (or hiring a solicitor to receive our money to give to us 😭) but we're satisfied with our mortgage brokers.
    Added complications are that Mr PIP and his brother will have to officially divide the land once build is complete so both couples can get their own mortgage, and that we are very much battling against time to get enough things done and funded what with planning permission running out in June and of course the seasons meaning we have to do work soon or it's another year which we can't afford. This of course is ignoring the fact that the council probably won't sign off on anything for at least five years so no need to worry if it's all entirely futile innit, we'll just be even more skint 😂😭

    I'm not sure what I'm going to put in mine yet, I know he likes ryvita but I think he'll want something nicer than that to be tempted into the trap. Especially when he can have ryvita every day. He totally ignored popcorn, chocolate, and cereal when they were in the pantry so he seems to have quite bland tastes.

    Woke up hideously early, too much going round in my head and too randomly bleedy and sore to get back to sleep so up I got for a productive day 😴

    Went with slightly lower interest ISA choosing between my providers which I feel mildly guilty about but for ease of use it's much better

    Wrote a very terse reply to Octopus who had sent a response to the debt recovery issue in which they ignored everything I said.

    Big clean of bedroom, including turning the mattress which has been on the to-do list for a while

    Had mortgage broker meeting, apparently we need to separate Mr PIP and his brother on the land title before we can get funds rather than later, so that's the priority job! Anyone know of a solicitors who aren't as dreadful as everyone else we've encountered in this process?!

    Compiled a draft email for us to all use and contacted some more solicitors

    My own solicitor for this house did not feel like they were in my corner so can't recommend.
    The walk with Mr PiP to a garden for beer sounds perfect given all the house stress
