    - When bought house £315,995 mortgage debt and end date at start = October 2039 - now £215,607
    - OPs to mortgage = £18,925 Estd. interest saved = £9,670 to date
    c. 16 months reduction in term
    Fixed rate 3.85% ends October 2030

    As you're instructing a solicitor they'll be able to help organise the insurance, or if you still want to deal with that side yourself say it's a 3 bed as it is and if it was disputed as only being a 2 bed you'd be over insured rather than under.

    Take a deep breath, there's only a few important things to deal with "immediately", everything else can wait x
