i understand she signed ast and she should stay until it runs out .. and then most probs landlord will serve notice to leave , she hasn’t missed a payment on any rent on any rentals except from the bank fraud , she’s been a good renter except this hiccup ..Cruel? Give me a break! I'm no fan of letting agents but your bum's oot the windae.A good tenant? She's only been there since November and both December and January's rent has been late. I rather suspect the landlord isn’t particularly looking forward to her lingering about for too one either - on the basis that he will rather like being paid the rent that might be needed to pay a mortgage, for example, but there you go, life sucks, huh?Standingstrong said:

the landlord presumably still wants to proceed with G11 and G17 so do you think she should stay and pay until courts come and have a look for another house

Your friend can negotiate a mutual early termination of the tenancy with the LL if she wants to leave early. If he wants her out without court and bailiff costs added then he will agree.
Otherwise she is in a contractual tenancy until November and will have to see that 10 months out first, if he doesn't proceed under G10 and 11.
She should contact him via the address given on her TA. Not social media.No free lunch, and no free laptop
