    If that's from the agent, it's a strange message. I'd have expected them to focus on the rent payment and not suggest the LL will evict come hat may. Still, there you go!

    If that's from the agent, it's a strange message. I'd have expected them to focus on the rent payment and not suggest the LL will evict come hat may. Still, there you go!
    If there is no outstanding rent by the time it reaches court the landlord is very unlikely to get possession, judges don't like to give possession on discretionary grounds. They can and sometimes do but it isn't the norm.

    Of course she continues to pay rent.  Your friend is contractually obligated to pay the rent for the full duration of her tenancy.

    The agent's email implies that the arrears have NOT been cleared: why would they otherwise ask for a rent payment now?. Has the agents actually confirmed receipt of the arrears?
    If 'yes', when is the next rental payment contractually due? if not imminent, why is the agent apparently requesting it now?
    If 'your friend' ceases to pay rent yet again, then she will hardly be helping her defence in court  if she intends to challenge the application based on G10 and 11, should the LL go ahead with it.

    Rent due 18th February now , they’ve got arrears payment

    So why is the agent asking if she'd like to make another payment now? It's not due for another 3.5 weeks.
    You keep saying that the arrears have been paid, but has the agent confirmed receipt? Payment can be delayed or go astray. Leaving your friend's account does not equate to arrival at the agent's account.
