The landlord is presently of mind to commence possession proceedings upon expiry of the notice. If you intend to make a rent payment, that would be received gratefully. The payment details are as follows:

In this circumstance, the matter will be handled by the landlords solicitor who will be in touch in due course. This is unlikely to be for several weeks.
If this position changes, we will of course let you know however in the mean time, I have nothing further to add until the solicitor makes contact.

I suggest your friend now sets up a Standing Order for the 18th of each month to avoid any possibility of the rent being late in future. You seem to be intimately acquainted with her financial affairs, so I'm sure she'll take notice of your wise advice.No free lunch, and no free laptop

You think? Time to stop "advising" her and tell her to either consult an expert (someone who doesn't need to turn to the internet to give "advice" perhaps), or simply as I said before to start taking responsibility for herself as a grown adult.Standingstrong said:

but why did the agency say that today
I suspect the agency said that because:
- They have a strong suspicion that your "friend" was mucking them about all along
- She did in fact try to blackmail them over the arrears
- Rather than paying the arrears as soon as she was able, she faffed around for several more days in the hope that in fact she'd be able to get away without paying, somehow
- The agency/the Landlord strongly suspect that she will in fact mess them about for rent again in the not-too-distant future - a concern which seems to be well founded as it seems that she is already of a mind that she can get away without paying rent up to the time she is hoofed out on her backside.
- the agency/LL are of the view that she lied on her application form re her references - presumably giving false information

Well I thought the car one was gonna be good fun, but it just ended up being paid..? The advance payments before Christmas was just repetitious, the banking ones - similar.
