So your friend decided to act on the advice given and not attempt to blackmail the LL I assume? Good for her - now she needs to ensure that she doesn't keep all her financial eggs in one basket in the future, and work on building an emergency fund that would help if she finds herself in this situation again.🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

That’s correct I went round hers this morning and told her not to blackmail as it will make things worser and you’ll end up on your backside homelessEssexHebridean said:So your friend decided to act on the advice given and not attempt to blackmail the LL I assume? The investigation relates to the referencing information received.
You are contractually obliged to make your rent payments in line with your tenancy agreement. I will inform the landlord that the rent will be with them in 3-5 days from our account.
Are you going to be able to maintain rent payments thereafter?

And regarding the referencing she said this
Hi ,
I take on board your comments however this is still under investigation and I can’t comment further until the investigation is completed. Please bear with us whilst this takes place.

It's difficult to say, without knowing the other side of the conversation.

It's good news that the arrears have now been paid.
It sounds as though the landlord has agreed to accept the arrears and not take the matter further, BUT wants assurance/confirmation that the tenant understands the obligations of the Tenancy Agreement (does she?) and will do everything possible to maintain the monthly rental payments going forward.
If your friend can't give that assurance and the response above doesn't give any assurance, I think she runs the risk that the Landlord will take steps to evict her. She might have been better saying "I take on board your comments and intend to adhere to the Tenancy Agreement by maintaining the rental payments on the due date in the future, however this is still under investigation and I can’t comment further until the investigation is completed. Please bear with us whilst this takes place."

I'd suggest that it's time you gave this "friend" a short, sharp talking to about starting to take responsibility for her actions, too - as from your posting history on here she seems to be at best flaky, and at worst downright untrustworthy. And if you are going to say that these threads have all been about different "friends" then instead I would change that to a suggestion to you that you choose your "friends" a little more wisely, perhaps.
Let's hope that 2023 is a more successful year for both your and your "friends" though - as by the looks of things 2022 was a complete *ahem* excrementshow. Time for all parties to proceed very cautiously in life, repair the damage they have done, and ensure that they keep their respective noses quite scrupulously clean from here on, perhaps.
