    Yep, the elements of a contract are absent.

    They offered you nothing of value because you already paid for and enjoyed an unfettered right to park, offered by the landowner.

    They can't offer you something you already have and pretend it has value to you.

    No consideration = no contract.

    court structure? 

    I’m sure there was but I couldn’t find it.

    Court cases are actually exhilarating and (I find) fun, but give yourself plenty of time to go to the loo and read your notes/get water once in the waiting room.

    And remember to allow time to park, get through security (like an Airport) and to sign in with the Usher.

    DO NOT agree to chat with the other side's rep (if one turns up and trues to introduce themselves).

    No agreeing to pop into a side room and no agreeing to take any papers they might try to hand you in the waiting area. Tell them you will say everything you want to say, to the Judge.

    Think of it like a job interview, a formal meeting, that's all. Judges are usually lovely.  The Claimant's rep gets to speak first.  Then it will be your turn.

    Don't forget to ask for your wasted costs (time off work?) at the end if you win.  Good luck!

    Won purely on the basis of the tenancy agreement / lease does not stipulate the requirement to display.
    Foolishly, the claimant also provided this document where by this stipulated the same as my witness statement so they made it a loss for themselves. So on that basis, judge dismissed.
