I would agree (from an amateur viewpoint) with @jwil that, while climate change is a big issue and one to take into consideration, if there was a likely risk to this property in the foreseeable then insurance companies and mortgage providers etc would not have missed an opportunity to have their hands out for extra!3

I also agree and it's stood for quite a while already.
If you've obtained a reasonable insurance quote in readiness for exchange and completion, they don't seem an issue with what may / may not happen in the future. Also, dealing with it is a lot less invasive now compared to 20 years ago.Mortgage started 2020, aiming to clear 31/12/2029.3 -
Hi I would just make sure that any excess for subsidence isn't excessive (usually around £1K I believe) and park the thought there. Every property will have some kind of risk and you are so far down the road on this now that I would just proceed and get your life back on track. Good luck V x3

To my (not an expert) mind, if there was a real imminent issue then the insurance companies would be all over it given that it will likely cover a large area.Yes, I agree.

I want to see up a new email address so I can get some building quotes over the weekend. It's also really helpful to know that dealing with subsidence is easier now than it was decades ago

I am definitely proceeding anyway. Nothing is a dealbreaker but I'm getting everything addressed whilst I can. Thank you for the good luck. So, today I am doing ok. I am still a bit unwell, but definitely improving daily. I still sound terrible, but feel better than I look luckily. The better I get the more able to cope with things I feel. Over the weekend I am going to address building insurance.
Another issue is the ensuite that has no building regs despite being put in rooms that were not previously bathrooms. I will speak to surveyor to see if it is worth getting these retrospectively at this stage.
I will email surveyor today and ask for a catch up on Tuesday.
I have booked for a viewing prior to exchange for next week, where we can also measure up for curtains as the windows are uncovered and you can see straight through the house! We will test appliances and check water drains correctly. After that we should be ready to exchange...
I need to give a week's notice for removals.

I have no idea what permissions people need to have an en suite, do let us know when you hear back, every day's a school day.
Getting curtains is good indeed, but not a financial/survival immediate necessity like making sure there's water drainage, and food storing appliances work, so do make sure you write down or at least know in your own head the priority list in case it all starts to feel too much of a bombardment of information or stress

How long ago were the en-suites done as they may be past any action being taken and an indemnity would suffice.
Glad to hear you're still proceeding. Get completed and your removals can be done on a cheaper/ quieter day eg not Friday - Sunday.

A few days later and my mood is very different.
I haven't got any building quotes as I can't stand the faff of creating a new account and then putting anonymous info into insurance search engines. I've put this off until tomorrow again...
I had a small windfall, a thank you from someone I helped complete some complicated life admin that resulted in financial gain for them. I am going to be good and put the whole amount into savings. I've done well with my emergency fund. From trying to get to £1000, it should be £2000 before I move. I also have a clear credit card balance. It isn't loads but it makes me feel a bit more secure.
I have had an edgy weekend. I hope my edginess settles this coming week as it is spoiling any excitement.
