    Sorry you've been unwell, hope you are on the mend now.  I also feel a very strong pull to the sea.  Although not as close as you will be, I am lucky to be in fairly easy reach of a whole selection of beaches and can get to several in less than an hour.

    You've got a whole team of MSE friends behind you ready to help you over that line into your new house, so post away with any angst.  It sounds like you are getting to the final stretch now, very exciting (and admittedly nerve wracking for you!).

    I think house  searching and buying is ultra stressful - but I am glad I moved. Hopefully you will soon settle in and make it your own in every way.

    I've spent the past few days trying to get better and also deal with all the information from the solicitor. 
    I was overwhelmed, but feeling less so now. One of the reasons is, I discussed some of my concerns with a friend of a friend who has a past history as a surveyor. Some of things I have issues with they made me see it from another viewpoint.

    I'm now thinking the house may not be perfect forever, but will be fine for the next few years. It delays my downsizing 

    One of the issues is: the search reveals the property has a moderate to severe risk of subsidence. I know this is a problem in London as it is built on clay. My property is obviously not in London, but is in the SE. I suspect large areas have this risk (which seems inordinately wide as there is a big big difference between moderate and severe) The survey notes changes in climate change in the future and subsidence risks in the next 20-30 years that should be insured against. The current insurance is normal and the survey did not show any signs of subsidence. Part of me feels the property is a few hundred years old and hasn't shifted, why would it move now? But then climate change is with us isn't it?

    I have been told there is a way to check if there any subsidence claims in the street for a small cost. Does anyone know anything about this?

    To my (not an expert) mind, if there was a real imminent issue then the insurance companies would be all over it given that it will likely cover a large area.
