    There is no next stage for me as we are just remortgaging with additional borrowing.

    Just wanted to provide an update. Things seem fairly quick so far. We're 40% LTV and affordability etc is fine, but it's interesting they're still doing a physical valuation. I guess that is just NatWest's process now.
    We just received our Natwest mortgage offer (woohoo!), so the full timeline:

    • Wed 4th August - application submitted via broker
    • Wed 4th August - hard credit check done by Equifax
    • Fri 6th August - our broker asked us a question that Natwest sent him
    • Tue 10th August - eSure contacted the EA to book in a valuation (we don't know the date this will be done yet)
    • Fri 13th August - physical valuation carried out
    • Tue 17th August - mortgage offer received
    So all was fairly efficient - it took Natwest less than a week to approve things subject to a valuation, then 2 working days to issue the offer once the valuation was done.

    12/8: Mortgage application submitted
    13/8: Valuation done on sale
    13/8: Valuation on purchase booked for 31/8
    16/8: Sale valued at offer price 
    18/8: Valuer for sale turned up early, valued at offer price
    19/8: Mortgage offer received
    26/8: Full structural survey done on sale property. Informed probate granted. 
    3/9: Survey report received, some untoward findings
    8/9: Second viewing, decision to reduce offer
    10/9: Reduced offer submitted following building quote
    11/9: Transfer form & contract signed for sale
    13/9: Sale searches back
    14/9: Reduced offer accepted
    16/9: Mortgage appointment to amend application
    17/9: All searches back on purchase
    18/9: Contract & transfer form
    signed on purchase
    20/9: Amended mortgage offer received 
    21/9: Mortgage redemption requested 
    22/9: Draft completion statements received 
    24/9: Exchanged contracts
    30/9: Proposed completion

    The wait can be a killer but they are really quick once the valuation has been done . You should hear within 2 working days once this is done . 

    I had to wait 3 weeks for my valuation .

    Just waiting on structural survey (booked 26/8) and conveyancing now

    Everything crossed for completion pre 30/8 to avoid SDLT 🤞🏼🤞🏼
