    I would say that it looks positive as we received an offer subject to valuation but we did apply direct so knew we had passed affordability and the credit check at the point we applied.

    I wonder if anyone can help, I'm really panicking as I'm a first time buyer and so worried the mortgage will be declined. I wonder do Natwest do the hard searches before they valuation? I have received a message to say the valuation is booked for 11th August and I logged into Experian today and noticed that that credit score has gone done over 50 points but it doesn't say why (only doft searches showing so the 50 points don't make any sense)?
    Can anyone help? 
    NatWest uses equifax not experian. I had my scored down by 72 points when they did hard search on day of application submission.

    Also i saw identity search by natwest on experian side. No impact on score there.

    I have a mortgage advisor so haven't got a number but I'll ask her Monday and see what she says. I'm so nervous.

    If you have gone through a broker then NatWest do a hard search straight away on submitting of full application. 
    NatWest are very quick compared to some other companies .  You would have had a hard search and all the affordability already completed by them.

    If they have any questions then they will ask them before the 11th August. 

    We submitted our full application on the 16th July and Valuation was booked on 19th July but the actual house valuation is going ahead on the 9th August as it was the first available date .

    Is it the time that our valuation is due to happen or is it a system glitch? 

    We’re going through a MA who is receiving all of the actions etc so we’re none the wiser! (I have emailed him as a very non urgent query but he’s in meetings this morning and I’m impatient 😂)

    Hi, that’s when that action was last updated on the system so not when your valuation is taking place. Might be best to check with the EA when the survey is booked for - although some are desktop / e-valuations (depending  on the lender). Hope that helps x

  • Good point @CCrowthwr93 - odd! Unless they were working on it at half past midnight - which I very much doubt - must be a system glitch 🤔 
  • Never mind! We’ve been refused because the other 2 properties on the development have gone with NatWest so we’d take them over their exposure limit. I’m so cross!
