Just dropping in for a quick update.
Building works is underway and lots going on so making good progress on that side of things. I am currently thinking we might be better to keep the property but increase rent (our Tennant currently pays about 200 under per month due to very difficult circumstances that happened a while ago). We have been more than fair but we are missing out on a lot of money really.
My son is currently doing OK, we have a consultant appointment today and hoping they can give us some idea of how we can reduce his condition going forward. I feel quite sad for him but I did way too much g00g1ing so trying to stay away from that.
Work continues to be pretty rubbish with so much change and uncertainty but I have to remember they are paying me and the hours atm suit my family life. I am lucky that I can work from home and maybe in more normal times the situation wouldn't seem as bad. I really like my colleagues so am greatful for them.
Money wise, we are doing OK atm. My Mot cam in at £50, I had £300 out aside so £200 went to the EF and £50 we have out in a treat pot at my hubby's request. We paid our normal mortgage top up to the EF this month as it needs to be funded ASAP to give us the security. We had quite a nice earning with a bit of market research which topped up the EF also. I have pure EF accounts and a few small investment and in total they add to almost £7,500 so we are edging closer to the 12k we would like, eventually I won't include the investment bits (worth £380)in the EF but for now it's helping with motivation and is something that if required we would use.
The mortgage is 140598 atm and I did consider putting some money towards it to get it under the 140k mark but talked myself out of it with a reminder of how much better we would feel once the EF is in place.
Our garage roof work has been pushed back to June so that gives us some breathing space with that.

Can your tenant afford an increase, assuming things have settled for him. Please do it in annual increases over a few years and not try to do a big jump as you don't want to lose a reliable tenant. If they're on benefits, check LHA rate and take that into account too as over LHA for their circumstances they need to find the rest out their benefits.
Congratulations on the MOT, it's nice when nothing / not much is needed to get it through.
I'm pleased you've a dedicated EF pot, helps with mentally splitting it from being now available money to only in an emergency.

We need to reach a middle ground which works for both of us as atm we are considering selling because the rent we get is too small but may not feel that if we were getting the correct amount. We wouldn't do a sudden increase and would give plenty of notice if that is the route we go down.

MF I can't tell you the amount of relief I feel, I have records of his sickness and temps etc so showed her that and it gave her a really good insight.
