Early days but why is my house not selling? Any suggestions welcomed

    Based on the description. The layout puts me off.  Is it really 4 bed?  Bedrooms are spread over 3 floors. Conservatory being the dining room is a no as well. As suggests there's a lack of living space. Not a family friendly house. There's plenty of space just badly used.

    Overpriced firstly , and looking at the curb appeal probably will put a lot of people off.

    Floorplan is a necessity , I look at the pics then the floorpan before viewing as many people don't use bedrooms as bedrooms so I have to see how the house flows, impossible from pics 

    You will have a niche market so price has to accommodate that or you will have to sit and wait it out

    Looking at the plans it is a 3 bed  with 4th/diner/office

    If it is 15a then it had a side extension in 2008 to build the car port.

    The land behind the carport is not part of the garden

    NO picture of the undecroft/work shop
    looks like the train set is in the  bedroom on the living room floor
    master bed is spacious


    Who owns the land between 15 and 15 a that has cars parked on it, that is a potential  building plot with a bit of garden from the hillside rise properties.

    Floorplan and better photos also including its unusual features such as the lower ground workshop space vital.
    As a repeat buyer of newish 4 beds there are a lot of niche features here which I don't like and not many that I do. I don't know how 'average' I am but I do suspect 'pretty average'.
    My negative list is as follows:
    - 4 bed detached in a terraced house area, might be a bit snobby but I'd like my detached house to be in a detached house type area
    - front view of property is just not very attractive - its depressing somehow. Not too much you can do but some planting or lighting might relieve it a bit
    - the overall feel from the photos is smallish, darkish rooms with smallish windows - that might just be photos though and the main rooms are not the ones with the best views.
    - quirky layout - bedrooms far apart from each other and the bathrooms, kitchen and living room on different floors. Feels very disjointed and not good for a younger family but perhaps will have more appeal to families who want different areas for different people. Floorplan essential to offset this and see how it really works.
    - no garage ( for me that's a non negotiable for a 4 bed detached)
    - unknown surrounding land - what is that overgrown bit next to your garden which some of your property directly overlooks. The rear of your property with a fence down its middle does look like some of your garden has been 'stolen' although I get the carport, patio etc were extensions.
    - small garden - not a problem for me being small but its just not pretty and still looks more yard than garden. I just don't find that a hot tub (if I'm right) on concrete overlooking terraced housing offsets that.

    I'm sorry that's a long list and not offset by many pluses as yet. The floorplan and photos showing the flow and the workshop space might help enormously and the interior looks very nicely maintained.
    I know nothing about the price but niche properties have much smaller buyer pools and it hasn't been long. However I do think the listing could be improved a lot as it might not be enough yet to pull in the niche buyers and it might just be getting bog standard viewers like me who are instantly put off. 
    Play up that its a bit unusual and what its strengths are. You obviously liked it and its location so it might just take a while to find its buyer from a smaller category than the bog standard one I clearly inhabit.
    Usually, faffing about with photos etc is a minor point but here I think its a big one.
    Price - others feel its expensive. I'd just say if there is an awful lot of 4 bed detached property for sale, I don't see yours being a higher end one.

    We've been here nearly 6 years and want to move due to the SDLT holiday.  We've been on the market since the beginning of August but have only had 2 viewings (1 pre sale and 1 via the estate agents).  The viewing via the EA was a neighbour.  4 Bed detached houses round here range from £275,000 to £375,000 but there are 150+ on the market. Its a newish (2005) 3 storey with fab views.  The garden is small but has been landscaped; the area is a quiet cul-de-sac with countryside walks on the doorstep and is just a 12 minute walk into town and the railway station.  A nature reserve/park is at the end of the road. The right turn from the main road is often cluttered with parked cars so is virtually one way but opens up into a pleasant cut de sac. The feedback from both viewings is that the house is fab but the garden is too small.  Is there anything i am overlooking or could improve?  My last house sold within 24 hours and this one was sold within a week of putting it on the market in 2014.  Obviously the market is completely different now but i am racking my brains to see if there is anything I can do to improve the chance of a sale.  We have it for sale with one agent and negotiated 0.5% fee but they are not on Zoopla.

    Remove photos of stairwells
    re arrange order of pictures so they feel like a tour
    Paint PVC white
    To me, metal railings shout “council house” 
    Lack of floor plan unforgivable - i have no idea the layout of your house. It could be amazing but i cant be bothered to book a viewing to find out.

    google  the road it is on is nearly all detached houses(bungalows)
