Early days but why is my house not selling? Any suggestions welcomed

    No floor plan.
    Very awkward photos for the rooms not being used as bedrooms. With no plan to cross reference.
    The staircase to access outside would be a huge no for me and probably a lot of people with mobility issues, did like the upstairs patio though, nice touch.

    Liked the kitchen.
    Lounge was intimate.
    Mortgage started 2020, aiming to clear 31/12/2029.

    It's the first picture I think that did it for me.
    I think that isn't the best angle of it, it should be a wider one which captures the extension as well and makes it look much bigger.

    I got confused with the parking thing, on looking back it's clearly the whole property so it would be private parking. 

    You probably have a load of space in the house, maybe 2000sqft+, but I think a floorplan would be most useful.

    I think your house is lovely!  But as others are saying, it's not a town house. It's much grander than that.

    I also think it's a bad time to sell, what with coronavirus and its effects on many people's jobs and finances. Sometimes houses can take a while to sell, and it's probably going to take longer now.

    I think you need to just wait a while, it's not been on the market very long. And presumably there's some room for negotiation with price, you could lower it a bit? Not yet, though. 

    And another thing, please do ignore all the snarky comments on here, people can be a bit jealous, I guess. Nothing at all wrong with your house and the views are gorgeous.

    I thought they might have paid more, but yes this is well overpriced. Photo 18 does you no favours and just underscores how you are asking way too much, and the last picture of the sunset is pretty patronising to any potential buyers, it won`t justify the price as you can see a sunset from the step of a caravan if you want.
    Your comment is just plain spiteful. There's absolutely nothing wrong with any of the photos. They are not patronising in any way whatsoever. Draw your neck in, your envy is showing.

    A floor plan would be better but that shouldn't put people off from viewing if the price/location/size and style of property is right.
    I've no idea if the price is realistic or not. I don't think the outside photo of the house does you any favours, I'd ask the agent to retake that one from an angle to show the front door and make it look a little more interesting.
    The fact that there isn't a floor plan wouldn't bother me at all and wouldn't put me off either viewing or buying, if I were in the market for a property in that area. There is nothing wrong with the angle of any of the photos, stop being mean.

    Thanks for your lovely comments - I was starting to worry!  There are some constructive comments too so I am taking them all on board, good and bad as, at the end of the day, I want to sell and move on.   Your comments have given me a boost and the others have given me something to work on eg a floorpan is desperately needed, the photo of the front of the house needs re doing (it was nicer but made the car port look wonky so I tried but obviously I am no David Bailey lol and there needs to be an explanation on the price difference in 6 years.  I didn't set the price, we had 3 estate agents and they all said the same.  There is wriggle room on the price as you suggested.  Thanks again x

    I live near Ilkeston and sales seemed to have really slowed down in the past month. I’m not sure what effect the proposed redundancies at Rolls Royce has had. I think it’s a lovely house but it is probably the sort of property a floor plan would help with.
