    Where's the front door?  Is it in any of the pictures? 
    Looking at what else is available within the mile you have some stiff competition and some of it is cheaper - I can't from the ads see what this house has that some of the ones on for £300k don't.

  • Quick search for properties within a few miles of Belper, gives these, which in my opinion are few superior and more what people are looking for.

  • The problem with it being in an elevated position and within walking distance of town is it's downhill into town but uphill coming back with any shopping.
    I agree that the Rolls Royce jobs situation is probably having a ripple effect from Derby outwards, what  are sales like in Duffield at the moment?

  • I also vote for floor plan needed. Some of the rooms look a bit cramped. I'm not a fan of the brick colour and brown window frames, not much you can do about that though.

    Houses are selling like bread now and yours has only been listed this month! It can take few months and yours isn’t on Zoopla. That’s the main one so you need to choose a different agent.

    Definitely needs a floor plan. 

    Lose the master bedroom pic showing the ceiling height chest of drawers - really odd and makes me think the bedroom layout is too awkward to allow for proper wardrobes/drawers.

    I’m guessing I can get other 4-bed detached houses in the area for the same money with a bigger lounge?
