Hi,
https://www.rightmove.co.uk/property-for-sale/property-72327150.html
We've been here nearly 6 years and want to move due to the SDLT holiday. We've been on the market since the beginning of August but have only had 2 viewings (1 pre sale and 1 via the estate agents). The viewing via the EA was a neighbour. 4 Bed detached houses round here range from £275,000 to £375,000 but there are 150+ on the market. Its a newish (2005) 3 storey with fab views. The garden is small but has been landscaped; the area is a quiet cul-de-sac with countryside walks on the doorstep and is just a 12 minute walk into town and the railway station. A nature reserve/park is at the end of the road. The right turn from the main road is often cluttered with parked cars so is virtually one way but opens up into a pleasant cut de sac. The feedback from both viewings is that the house is fab but the garden is too small. Is there anything i am overlooking or could improve? My last house sold within 24 hours and this one was sold within a week of putting it on the market in 2014. Obviously the market is completely different now but i am racking my brains to see if there is anything I can do to improve the chance of a sale. We have it for sale with one agent and negotiated 0.5% fee but they are not on Zoopla.
Thanks in advance for any suggestions or comments

3-storey town house? Can be a bit niche for certain buyers1

You've probably answered the question yourself: there is lots of competition.
Putting it in a search there are several detached places cheaper, don't know anything about the area so no idea if better.
Missing Zoopla is probably negligible, but your listing is missing a floorplan which does make a difference.
Looks like the townhouse style to me, which is going to rule out some people straightaway.
Also no picture of the frontage of the house: it isn't really obvious from the frontage picture what bit is owned, and with no floorplan it is difficult to be sure. Says ample car parking, but is that private or communal, massive difference. Compare to this listing where it's obvious what you get.1 -
It’s ridiculously overpriced, is it correct that you paid only £199k just 6 years ago? Have you done improvements that make sense for it to have gone up in price by £125k?4

The ad is missing a floor plan. Big omission.8

Just looked not a town house, lovely house inside, but garden is what it's about with people planning to work from home, especially at £325k1

A floor plan would be better but that shouldn't put people off from viewing if the price/location/size and style of property is right.I've no idea if the price is realistic or not. I don't think the outside photo of the house does you any favours, I'd ask the agent to retake that one from an angle to show the front door and make it look a little more interesting.1
