Who is this property aimed at?
It is a 4 bed property which would tend to suggest a family home but the layout and split level living along with the tiny garden with steep access are really not going to appeal to a family.
This property is going to have a very limited target audience and you need to market and dress the property to suit what they will want and need.
Some of the rooms need rearranging and redressing and some new photographs taking. Lose the train set and dress that room as a bedroom, lose the lime green items in the kitchen they distract from the kitchen, same for the bright orange items in the bathroom. The living room looks small, is that just the camera angle or the size of the furniture.
The biggest issue does seem to be the price. What has changed in 6 years to warrant a £125k price rise?1 -

Thanks for all your comments and suggestions. They gave us plenty to think about and we formed a plan of action to help get a sale. In the meantime ..... We had an informal viewing on BH Monday and an offer made there and then. It was formally put forward by the estate agent and accepted yesterday. This was before the agents could implement any changes ie do a floor plan, re take photos etc as they are no longer required if all goes to plan. The buyer has sold and is in rented.Thanks everyoneThe Cabbage
