Looks like we’re all an anxious mess today!! Hoping we get news soon.
Perfect way to put it, I’m the biggest anxious mess ever!! 😂 if I don’t laugh I’ll cry
Honestly think my partner is fed up of me. Every 2 minutes I’m saying to her “shall we ring nationwide, shall we live chat them?” - I swear she needs a medal for having to put up with me

I’m a big ball of impatience and annoyance. I keep feeling like I’m coming down with something and then realising it’s cos I’m constantly on high alert!! We’ll al get there one way or another.
  • It’s near impossible to just sit and wait although it shouldn’t be this hard as I’m working. I think I’ll make another call on my lunch break because I’m beginning to think something is wrong 😑

You should be fine, we was told ours was instructed straight away but didn’t hear anything back until the text about 2 weeks later saying the valuation was booked

We’ve received an email but not sure what it means about next steps. This is where a broker would have been a good idea......

    What does your email say?

Was it an email confirming your application was approved? And then underneath says next steps?
I was confused about that too but my broker forwarded it to me and said it’s just valuation waiting to be received now. But it made me think they could still ask if they need anything else

@Mgars93 OK so (thanks to Google) I now understand. It’s a retention of £3,150 to fix the issues picked up in the valuation. I think our options are to pay the extra to the seller and then pay for the work or see if the seller is able to wait for the retained amount. Possibly. Lol.

    This is the email:
We have received the valuation report for the application. The property has been valued at £143,000 with a recommendation of £3,500 for the following:
“Remedial damp and timber treatment works required.”
The retention is calculated and applied. If the customers wish to proceed with the retention in place as a condition of the offer, we would release £128,700 on completion and retain £3,150 pending receipt of proof that the relevant works have been completed. If the customers wish to proceed by providing the proof prior to an offer being issued we would need to see proof that the works are carried out to then refer back to the valuer for reconsideration.
