29.6 full application and hard searches 
12.7 valuation done
19.7 questions from underwriters about credit agreements 
-27.7 passed to underwriters 
10.8 - offer issue email. 

We just need the details!
i hope everybody waiting hears soon. This wait has been horrendous and I’m not sure I’ve slept properly this since application! Fingers crossed this is it now.

Just wondering how the underwriters had questions on credit agreements before it was passed to them?

Sorry, didn’t make that clear. 

We must have been passed to the underwriters on a previous date but weren’t told by our broker. We were told we had questions and had 4 hours to answer. We answered within an hour and still had a 3 week wait to hear anything back

I’ve hated not being able to see the dates we’ve reached each stage. Our broker has had 2 lots of leave during the process (can’t be helped) so we’ve felt pretty behind on everything or anything that’s been happening. Those were just the dates we know we’ve had definite movement on but given changes at different times we’re assuming other stuff has happened, we just don’t know when.

We've been very lucky in terms of timelines we applied on the 22nd July and received news from out broker we'd been offered the mortgage on 9th August. 

My question is how long is it taking Santander to issue the mortgage offer to solicitors?

update - unfortunately our broker have been ignoring any in coming messages from Santander and our application has now gone to the back of the queue AGAIN…. I’m so upset….. our solicitor has got involved as our exchange date was the 4th of august. Santander appear to be not very helpful either stating that it simply goes to the back of the queue and there is not much they can really do as the underwriters are swamped.


for those following our application was submitted on the 23rd of June 


if this isn’t sorted asap we could loose everything 😞

So sorry to hear this! You put in your application a week before us, we haven’t had an offer either! 

They asked a question ( a really silly one that was very obvious) so assuming we went back to the start of the queue too. Wish they would review the application and just ask all the questions they have in one go. Have a feeling they will come back with more and we will just keep getting pushed back. 

Our valuation is finally booked in for next week though, so fingers crossed that goes well - so worried about a Down valuation as it seems to be really common lately!

Valuation was done a week after we put the application in. Everything has passed a part from another silly question…. Like you we have had 3 questions come back all of them could have been asked at the same time and answered swiftly. 
my case is currently being escalated so I’m really hoping something will come of that because we can’t afford to wait a further 2 weeks….. 

i have no idea how there underwriters are operating but it would appear to me it’s not working well at all ☹️☹️

Oh I’m so sorry to hear this! Whatever the system is at Santander is ridiculous! Before yesterday I was ready to apply elsewhere! I hope this gets sorted for you!

Was meant to be getting our reply from the underwriter today, but the service levels have increased by 2 days to 12 days!! Fuming is not the word….

Update - late last night Santander issued our offer , our broker updated us first thing this morning. I think the solicitors involvement has helped. We are now just awaiting our formal email which will be with us today-Monday 😩
