    We have an email from Santander on Saturday night confirming our offer has been issued, but our broker has confirmed they haven't received it, and I've not heard anything from our *useless* solicitor. Does anyone have a contact number for Santander so I can chase this?

    All those who have had their offer letters issued and are waiting for consent on any issues like ground rent, gifts etc, I've found out the following. 

    The bank has an escalation process and the solicitor needs to ring them 48 hours before completion. They will then escalate the case. After hours of banging, I was given this information by Santander today. Note that the escalation process can only be started 48 hours prior to completion. So make sure you give an early date. 

    My solicitor has already applied for funds today and will be starting the process first thing tomorrow morning. Wishing everyone all the very best.

    If all goes well, which I'm skeptical about, we might complete before this weekend.

    An update from me, sol did have my offer on her desk this morning and we should hopefully be exchanging tomorrow and completing next Tues, as our buyers bank (Halifax) need 7 days!

    It's been such an epic day and at one point I thought I was going to have to rush home from work and get the whole fam home to sign the forms and scan them back because our buyer said their sol told her we had to exchange today to get the funds, which I knew wasn't right and luckily their sol confirmed to mine that they were going to apply for the funds today anyway!

    Roll on this time tomorrow so I can finally breathe!

  • Well my adventure came to a conclusion sort of last week. Exchanged on contracts to sell my home. Happy face. Vendors of the house we are buying decide they are not ready to move and want to complete at end of August and give us a 15k reduction to reflect the SDLT discount lost. 

    Officially Homeless as of next week Airbnb for next two months and Mortgage offer has to go back to Santander for approval on the discount.

    I told my wife if she ever wants to do this again divorce me and find someone new!!!

    Do you mind me asking why they declined, I think that's coming our way and looking to mentally prepare myself! It's so stressful!

    It really is! Our case is quite complex as there's a mix of PAYE and self-employed income. They initially wouldn't accept my partner's self-employed income and was therefore declined on the grounds of affordability. They agreed to reconsider, taking into account this income (my MB is a miracle worker!)

    Seems the whole Santander underwriting process is grinding to a painful halt. Broker can’t get any response from them and it’s now 8 working days backlog in their inboxes to look at cases.

    Our backup is Halifax as their turnaround is much quicker (possibly within 24 hours from application to offer) but we’ve been at it with Santander now for over a month so it’s hard to just pull the plug.

    We’re not trying to beat the SDLT deadline but I feel for those who are and are at the mercy of Santander’s inefficient system.

    I am stressed beyond belief!!

    Our time line seems a joke!

    10/03 - AIP with Santander once our prop on the market 

    17/04 - Mortgage application submitted once we had made an offer on a prop for 15k less than AIP

    20/04 - Hard credit search by Santander 

    04/05 - Mortgage declined due to husbands wages including shift allowance 

    07/05 - Mortgage appeal submitted 

    13/05 - Mortgage appeal won but borrowing amount reduced by 17k

    14/05 - New mortgage application submitted 

    20/05 - 2nd Hard credit search by Santander 

    20/05 - Mortgage application agreed via email to broker

    01/06 - after apparently 'crossed wires' Mortgage valuation carried out as hadn't been done

    01/06 - Valuation report received by Santander from surveyor

    3 weeks of broker in 90 minute queues to Santander trying to get an update and when does get through is cut off! 

    18/06 - Santander adv surveyor has classed our new property as a new build so won't sign off valuation without a Disclosure of Incentives form. (our property was built in 1950s - its a refurbishment Not in any way a jew build) 

    21/06 - Discloser of Incentives form completed by seller abd sent to Santander

    Today - Discloser of Incentives form rejected by Santander as needs a Professional Consultants Certificate  to be included. Which you only get for new builds which ours isnt!!!! 

    So now have a chain of 3 all hoping to complete by end of June and I have no mortgage!
