    LG-enquiries can take a long time depending on what they are, I would send a list of the outstanding ones to your sellers EA, copy in your own (if selling) and your sol, and ask them to check with the vendor. Are you still waiting for searches/is everything and everyone else good to go apart from that? Might be worth posting on the waiting to exchange thread found in the board I mentioned above, too.

    As for me, after my solicitor only receiving my mortgage offer on Monday, and against all odds, we did manage to exchange on Tuesday, and complete next Tuesday! We've had a nightmare journey since September, for all sorts of reasons, our chain was only recomplete 15 May, and santanders delays on our mortgage made it very touch and go at the end (we are second in a chain of 4).

    Myself and my vendor were constantly in touch and chasing whoever we needed to chase 😂 we even sorted a land registry enquiry out ourselves! Fortunately our vendor didn't need a mortgage but even so, 6 weeks from complete chain to completion at this crazy time is pretty amazing and I can't quite believe we've pulled it off!

    Hi.

    Yes searches and everything are back and have been for around 2 weeks. Chased EA many of times I’ve lost count. I’m not selling, therefore nothing left on my side - our offer on the property was accepted in April therefore the sellers have had plenty of time to prepare. I will take a look at the page u suggested.

    They've done this to me I've noticed. Application went in on 28th May and passed to underwriters 4th June then we had first hard search on 7th June. Two rounds of underwriters asking for more documents/info and another hard search on 21st June. No material change in circumstances our side so unsure why they've done this. Still no offer.

    Have no idea to be honest. Broker hopeful there won't be any more questions but is struggling to even speak to anyone at Santander due to the volume of work they've got on at the moment. Survey/valuation was done 2 weeks ago but the report is locked so broker can't even see what value they're using.

    My valuation was done 9 June, case passed to underwriting on 11 June again, no updates since then until yesterday second hard credit search appearing on credit report, now the broker is not responding to my messages so no way to find out what has been updated yesterday, very frustrating.

    FTB with HTB - 25% LTV

    Mortgage applied for: 10th May
    Valuation: 18th May
    Mortgage confirmed: 25th June

    We have been in this process for nearly 7 weeks and over that time had two separate lots of questions or further documentation required to be sent. 

    We are SE and E. 

    Now all that’s needed is the mortgage offer to come through. Has anyone ever been rejected at this point? It’s been so long I can’t even muster up the enthusiasm to get excited as I’m so worried it will not happen or not be for the full amount.

    I remember when HSBC said " computer says no" to me they dropped about 4 hard searches on and it just suggested they are taking a closer at affordability based on your credit file. When I subsequently applied with Santander they dropped one soft and one hard search really early on in the process. My MB had packaged a copy of my credit file beforehand( Didn't do that with HSBC) and we progressed from there.

    I suspect underwriting will reveal their hand to you soon.

    I’m seriously losing patience with Santander. I’ve just received four requests from the underwriters on things I already provided and clarified in the beginning stages when documents were checked including why my workplace is 200 miles from home. I’ve sent it all in again but no doubt I’m at the back of the list again. Genuinely have no idea what’s going on when they revisit questions you’ve already provided answers for!
