So an update from me, the valuation finally took place today and our offer has just been confirmed! So the race is back on! I still don't know if our conveyancer will have time to do what she needs to do to complete by the end of June but we have more chance now they didn't wait to issue the offer 🤞🤞

Hey all,
Thought I'd give you all a rundown of our experience so far.
We applied through Santander via a broker on 05/05/2021 for a 95% mortgage (we're FTB). The process was excruciatingly slow, no doubt because of the impending stamp duty holiday deadline. They came back to us a few times with questions and every time it was a week to respond.
We finally got our offer on Tuesday (15/06/2021) confirmed to our broker.
Due to the concrete stamp duty deadline of our ongoing chain (they as good as told us the property would be taken off the market if they missed it), we sprung into action and contacted Santander ourselves who were kind enough to transmit the offer straight to the solicitor by fax which was received and acknowledged by our solicitor the same day.
Today our solicitor issued our mortgage deed and contract by post. Again, not good enough, so we spoke to a manager who sent it over by email which is now printed, signed and in the post to arrive tomorrow morning at 9am. We also sent over our deposit to the solicitor's client account which has reached. Tomorrow we should be able to exchange.
One thing that might be worth mentioning is that we're using a different conveyancer within the same company as the vendor which may pay dividends in the end.
All things considered, everything has moved lightning fast since the mortgage offer, so some light at the end of a very long and painful tunnel that oftentimes left us convinced we were going to lose the house. We have a tentative completion date of 29/06/2021, so barring any other unexpected issues, we might actually pull this thing off.
I hope you all have similar success. If you're waiting on an offer in the post, get on the phone and wait an hour (even if you applied through a broker)- might pay off.1 -

Yeah we had our offer on the flat accepted in mid-December so we've been in the buying process for over 6 months now - every stage has been a slow painful crawl and when you think you're finally there something else goes wrong! Absolutely dreading them asking for more information from solicitors and then it taking weeks more. Will let you know if we get any update.0 -

We are in the process of buying my parents home and are concerned about Countrywide and their survey.
Do santander instruct a full survey or is it just a surveyor coming round to do a value?
We are in a 1930s house and have accepted it needs some repair work to modernise and make it perfect. A neighbour sold their house 2 weeks ago for 60k more than we are paying, is this taken into consideration?
As it stands, our 25year total mortgage payment is less than the house sold for next door.
The house had an issue with damp in the kitchen but it doesn't phase us as the kitchen is the first room we are wanting to rip out.
The price agreed is substantially lower to reflect the work that needs to be done and being In the family.

Finally some good news for us! Our broker called this morning to tell us we've got our mortgage offer, we've not seen it yet but she didn't say it was less than we asked for so we think it's the full amount.We're not going to make the stamp duty deadline though unfortunately, our buyers haven't even started their searches yet. The house we're buying is contract ready so we would have made it if they've have got a move on. Annoying really! But it just is what it is.Finally feel like I can breathe!0
