    We've put in a second application today with Coventry building society. We've had enough of Santander at this point, our vendors are fed up of waiting, as are we!!! Broker called this morning to advice Santander won't be looking at our file until next week, they are now at 10 working days for review and we submitted the answer to their last question on the 8th June. We couldn't be anymore frustrated, we have fully given up with them at this point, how they work is completely shocking. They make work for themselves doing half assed reviews in underwriting, I just can't get my head round why it takes them 10 working days to look at a file and decide they want something else. Absurd.

    I’m so pleased you did this. Ours with Coventry took 1 week from applying to getting accepted and then 1 week from accepting to receiving official offer. We are both self employed so not straight forward. Hope it goes well and I agree Santander are shockingly bad at this!

    Has your conveyancer said how long they'll need to do what they need to do between offer and exchange/completion? The valuation is being done on the house we're buying tomorrow, and they should issue the offer within 2 working days as the underwriting is done. But they're being so slow with everything atm I'm worried they won't, or, even if they do, whether there'll be enough time for the conveyancer to do their checks, us to sign the deeds, draw down the funds etc etc, by the end of June. Our conveyancer has promised she will do her best to turn it around for us in time but there's not much she can do until we get the offer so we're really in the hands of the bank at the moment 😬

    Fingers crossed we both make it in time (and everyone else of course!) xx
    It shouldn't take the solicitor long to wrap things up once mortgage offer is received, but looking at everyone's experience so far, I am am not too optimistic that Santander can issue the offer in time, sorry to disappoint you
    I just had an update from the broker saying the Santander requires certificate of title to be issued before 23 June for end of June completion, with their current 7 days timeline, it is going to be very tight.
    Oh no, really!? That's not good news for us 😢 I am beyond frustrated with santander but they've still got time to pull it out of the bag I think, just. The offer on the previous house they valued for us in November was issued the same day so I'm hoping for the same tomorrow. If not I'm going to have to chase them big time. Their delays could cost the 3 people in our chain 12.5k each 😬😬

    Are you applying directly with Santander? What's the current status? If it is passed to underwriting then it is when the delay comes as the 7 working days turnaround will apply. This is what's happened to me.

    The underwriting is all done, our application was approved 23 May subject to valuation. We applied in March! They didn't pass it to the mortgage centre and contact our seller until I chased them on the 28th and the earliest date the valuer was in our area is tomorrow! So I've been panicking ever since. Our buyers will probably ask for a reduction if we don't complete before 30 June, and the whole chain could collapse as we can't afford to drop and pay it ourselves. 

    I've been on this roller-coaster since September and for various other events along the way, I will feel VERY aggrieved if we don't make the deadline, and especially if it's because of this. 

    I'm sorry I'm not the only one going through this x

    Got all my searches back yesterday. Been told that the contract pack is with the specialist teams.

    Anyone know how long it takes to review leasehold contracts?

    This has been delayed as all the title documents and lease information didn't come from Land registry straight away. I had to pay a 3rd party company to obtain it.

    We've even got our mortgage offer, but our solicitors are in a queue to get consent for our gifts. We've been in that queue for over a week now and it seems the mortgage team is working on cases from the 28th of May currently. We've also lodged a secondary application with NatWest today.

    It seems that only Santander has severe delays most of other lenders are processing at normal speed, I wonder why, is it because Santander is more popular and has more applications to process than the other lenders? They were really quick several years ago when I applied with them, both of my applications had offers issued within 2 weeks. I am really surprised they are so slow this time.
