Santander mortgage timeline

Mortage deed is signed but still do not have a response to the enquiries from the vendor.. although there were 15 and I know she is working her way through them. But then what happens next? Just a case of setting a date? I don’t understand where the 10-12 weeks has came from 
    No idea either. I would deffo ask why will it take 12 weeks from searches. My local search was meant to come back Friday but still hasn't done so. Was told should get it today or tomorrow latest ...

    I've been talking about a July completion date, although no solicitor to timeframes I believe there is plenty of time to get things wrapped up between now and end of July.

    Ahh hopefully it comes back tomorrow! I’m deffo going to ask for a more definite timeframe from the point we are at now, especially since it is a chain free transaction!

    Good to see there is another leasehold buyer on here! Really hoping end of July comes true for me. Especially with a new born due on the 20th of August!

    Hello, following this post for a while - I have had a TERRIBLE experience with a shoddy broker, messing around with our application and causing delays. Our offer was accepted on dream home 15/3 and still 14/6 no mortgage when we were supposed to complete in June. Our whole experience has been unbearable from start to finish - the solicitors have everything in place but we have now had to go directly through Santander as a last resort on Saturday who put through our application thoroughly and as it should have been done from the beginning. O/H earns commission and points such as this were not put through correctly by broker as well as our nursery payment meaning we were rejected. Santander directly say there is no reason why we should be rejected so are trying again but our credit rating has taken a hit from all the searches that the broker has been putting through for us for different banks - no point to this post except to rant, rather than cry (Although I've shed many tears already) - Hoping for the application to be processed swiftly and of course to be accepted. Anyone got any other similar horror stories with a good ending... Thanks
    This sounds exactly like our situation now! The first bank we applied for offered 40k less as the broker never put my overtime on correctly (the broker never told us this... we just found out ourselves).  Then we get told to use Santander as they will take a week for approval and will fly through.  Well... guess what still here after applying on 7 May.

    Ours is a leasehold too.. it only has 15 years left on it so we are purchasing it for it to become a freehold. The solicitors told me it can take months to do as it’s complicated :(
    I just want to get in the house now! I wanted to be in it for august :(

    Oh no where are you in the process of purchasing the freehold.

    I just got an email saying the local search hasn't come back yet, was expected back on Friday. 

    Really hoping it's back today!

    Still no local authority search! I think I am more annoyed because I was told it would be back on the 14th, then when I rang yesterday they told me that it was actually meant to come back last Friday.

    Asked again today and they've said "we've asked the search provider to investigate".

    So frustrating!

    Anyone had issues with local authority search also? I know it can be a pain ...

    Hi, I am in a similar situation as you, applied by broker on 20 May, valuation done 9 June, they requested some information and currently status is passed to underwriting. They are much slower than last time I applied 5 years ago. They only started the underwriting on 6 June so for over two weeks since the application they did nothing but sitting on the files. I guess we all just have to be patient.

    To be honest, I have also started to lose patience although I am normally a patient person. The fact they sat on the file for two weeks is very frustrating. Let's keep each other updated.
    For me it's the fact that they request additional info at random, even if it falls under the same category say income. Definitely! Let's post updates.  
    Have you had any updates this week? My case was passed to underwriting again on Friday, no further updates since then. It has been nearly one month now, looks more and more likely I won't make the stamp duty deadline.
