    We are due to complete tomorrow, I’ve just checked my credit score, it’s gone down from 995 to 982, nothing new is showing, we did take out building insurance last night which we needed to complete, I know they do a hard search but it’s not showing. I’m so stressed it could effect completing. We’ve done nothing different only the building insurance. Santander haven’t done a search since 2nd December. Anyone have any advice.

    We had a hard search carried out on the 6th jan for our mortgage. It shows how on Experian but not clear score 🤷🏼‍♀️ 
  • Congrats on the mortgage offer. Can I just ask, did they pass your affordability and credit checks etc before the valuation? My MB is saying they have approved our credit checks etc so approved subject to valuation, but cannot see any hard credit searches done on my clearscore? Seems a bit odd to me, but then again not sure if clearscore updates the checks daily or monthly.thanks and congrats again :-)
    Hi @Jaydennn96: I applied direct with bank. But they booked my valuation after all the credit checks (though i didnt check my credit file) and then arranged a valuation. But the person over the phone did mention that once the valuation is back it can go for underwriting which could be a very standard underwriting or it can go for manual underwriting process which can take a bit of time. I would suggest chase your Estate Agents and see if any physical valuation has been booked or not. In London Santander are using countrywide surveyor and they call you to sell Home buyer report. So if it is a physical valuation you might receive a call. 
    In regards to credit report not updating, i would say ask the company and see how often they update the file.

    Thanks mate, we have gone through our MB, valuation is booked so just waiting for that to go through. Meant to be today but not had any comms from countrywide (yet)
  • @Jaydennn96 Clearscore uses Equifax which is another credit reference agency, as they are free you'll only see searches one month later. I'd recommend signing up for a trial version of Experian to see the search. My Equifax was checked by Santander but this was only a soft search for identification purposes.

    Thats really helpful thanks so much. I already used my free trial on Experian a couple of years ago I think, but i did manage to grab a copy of my experian report for free via MSE savings club, and it has shown up, so all good! Now just gotta worry about this valuation I guess :smile:
  • Hi all,

    First time poster & FTB. Recently declined by Halifax as my husbands extra responsibilities for his role are on his payslip as a separate line & they saw it as a bonus (it isn’t, it’s how his company do this). We’re both employed however I am currently on maternity leave, due back in May. Application only sent today, MA said they do not need any documentation and it is being sent straight to the underwriter to sign off for valuation. She seemed very confident however when we applied to Halifax they were very confident (I asked what would happen if we were declined, MA said ‘you won’t be, but if you are we’ll look at other options). 

    We both have 0 debt however this was only paid off in January. 

    We’ve already been on this rollercoaster once so I’m not feeling hopeful but my stress levels are through the roof. I just hope we get an answer soon although I’ve been reading through the thread so it’s not looking likely.

    Credit karma will have Experian searches on it, clear score shows Equifax. I am a subscribing member of Experian and what I see on my paid subscription with Experian is almost identical to what's on credit karma. In someways I prefer credit karma as it shows transunion information. 

    Sorry I'm wrong credit karma only has transunion searches as my Santander searches are only on my Experian file and clear score (Equifax file).

    No hard check in my case, i completed a week ago but there wasnt any hardcheck. i just called my solicitor and asked if they received Funds from Santander and they confirmed that they received funds a day before completion.
