No hard check in my case, i completed a week ago but there wasnt any hardcheck. i just called my solicitor and asked if they received Funds from Santander and they confirmed that they received funds a day before completion.

Does anyone know how you can tell if santander book a desktop valuation or physical one?

Hi @Ahmed202 Ask your Estate Agents to give you a call when valuation company call to book an access for the property. Valuation company might call you (in my case they did) to sell you home buyer report. I would suggest don't go with them as this can further delay valuation because they have to prepare the big report. Santander sometimes do drive by valuation as well.

Just an update - I completed yesterday and Santander did not do any additional checks from their point of offer to completion. There are no hard searches on our file either, just one soft one back when we applied. Wishing all those waiting for news the best! It’s been helpful reading other people’s experiences.

we have just had a text saying our mortgage offer has been issued! (Yippee!!!)

althoigh there is no attachments on this email from Santander as I imagine it comes via the post.

does this mean we definitely have the full amount we have asked for?

Hi everyone, completed today, after 9 months! It nearly destroyed us but we got there! Same as @Jwoffy no additional checks done! Good luck everyone.

Does anyone know the time scale of valuation to be completed and reported back to Santander my mortgage is now approved just waiting on the valuation. It was instructed on the 11th of feb.

Our application was submitted on Wednesday evening & our valuation is booked in for next week (24th)
