Ahhh I’m not too sure then, there’s a chance they were requesting additional info at the initial assessment stage before putting you into the UW queue (I applied around the same stage and it was taking them approx 6 days to set up applications at that time) so it would fit that time frame. You with a MB? Might be worth asking them when you went into the UW queue! What's the quickest turnaround time you've seen on this thread ?22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
10/11 - found another mortgage advisor
11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
12/11 - all documents sent
13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
19/11 - mortgage agreed, subject to a satisfactory valuation
23/11 - mortgage offer issued

Has anyone on this tread had their offer within a shorter time frame than on the website timeline?
I'm employed my other half is Ltd company so I'm expecting the 34 days min but our developer called yesterday to say valuation is happening tomorrow and they expect offer to be out by the end of the week! However I've read almost everywhere that valuation takes place before you join under writer que. I explained this to her but she was certain that 90% of valuations she has had on the site with santander mortgage offers have been sent out within the same week.
Not holding out any hope that we will hear much before Christmas but I just wondered if this has happened to anyone

Valuations are now instructed as soon as application goes in. There is a few of us on here with SE and all have similar experiences, your app joins UW queue around 7 days after app, valuation done immediately. We then join queue and the long wait starts...your application will be seen by UW in roughly 23 days and then if there is back and forth questions it adds time.Katemb94 said:Hey

No don’t think you should..rare but sometimes do these after all UW has taken place...do you have to pay for one ?85c said:

Both of are SE.. not affected by covid
13/10 full app via MB
13/10 hard search
13/10 valuation booked straight away
23/10 request personal bank statements
3/11 physical valuation as desktop not possible
....waiting
when it says 35 days average time to offer, I am assuming it is working days? meaning 7 weeks!0
