    Probably looked at a number of properties. Found another one that appeals to them more. Everybody has their own personal preferences.

    I think you may be taking the process a little too personally - things can look very different in real life compared to photos online/studying the floor plan. I've certainly gone on viewings unsure about a property, and I never viewed myself as time waster as such. Sometimes viewings like that clarify your thinking and emphasise what you value about a property.

    Ultimately the house (and price) should speak for themselves so I don't really the see the value in hearing all comments from prospective buyers, positive or negative.

    My mum sold earlier this year and she drove herself absolutely mad reacting to all the different things people had to say about her house. Ultimately it wasn't very helpful or healthy and eventually she found someone that fell in love with it.

    "Market value" is what someone is prepared to pay, and 5k off probably doesn`t get anybody`s attention in this climate.

    We went a long distance to view a bungalow that looked promising on paper. I found the old photos online from when it had previously sold. In between time, probably after the owner of the bungalow we were looking at died, the neighbours had removed the old fence and put a new one in which had a foot of trellis at the top, I'm guessing because they wanted more light in their incredibly small garden.  It meant they could look right through at the back of the bungalow and it was only a few feet from the bungalow's kitchen window. We arrived before the agent and had a look round from outside (probate property, it was empty), called the agent and told them not to bother coming as we'd already decided it wasn't for us.  It was something we couldn't have seen from the details. OK we could have put up a higher fence on our side, but it would have meant making an already narrow space between the building and the boundary even narrower.

    As an ex estate agent I can tell you that everyone will tell you they love your house. No (for very few) strangers are going to say to your face that your house is horrible (not saying it is but you know what I mean).
    People are put off by the silliest things. The colour of a wall (like they aren't going to redecorate, ever) the smell of a pet or food (once had someone say it was the perfect house for them but they didn't like it because it smelt of curry - they visited around dinner time and the vendors were asian).
    Now't as queer as folk. But nobody likes to hear negative stuff about their home. I also learn't that when vendors would ask my opinion why their home wasn't getting much interest, tell them the bleeding obvious and they get offended!

    That's very weird.  When I was selling my first house it had a blue door and just 'stuck' with the first EA, whose only solution anything was to reduce the asking price.
    I changed EA to one that said to increase the asking price as he said I at a point where the low price indicated something wrong with the property and also to paint the door red.  He sold the house within a fortnight.
