    • My current house, the Estate Agent really needed to earn their wage just to persuade me to view and then I was umming and ahhing for ages with the Estate Agent really working hard to get me to view again and sweating the offer out of me.
    I have never once had an agent (and im supposedly on all the books round here) call me up to even point me to a place for sale, let alone try and actually 'sell' the place proactively to me.

    If the agent needed to convince you to view it and then convince you to make an offer, well I don't really understand what actually happened here? There must have been some issues if you didn't immediately like the place and why were you then willing to accept those issues after the agent had done his salesman blurb on you?

    Unless we're talking million quid houses here which hardly anyone can buy so you get a more premium service and lots of choice, then this kind of experience continually confuses me when people say its happened to them on here because as I say, Ive never had a single call from an agent.
    Personally I think that's nonsense. When I was looking two properties were recommended to me that I had ruled out. One on price one as the photos were shocking. Ended up buying one of them and relatively happy, wouldn't have bothered to phone up and book a viewing myself on it 
    An answer isn't spam just because you don't like it......

    I agree.  When we had our old property valued one of the agents mentioned she’d just valued a house that might be right for us to be.  She sent us the photos through a few days later and told us to go and look.  We now live in that house.

    She also got the listing for ours, and got us more money for our house than we expected.

    Good agents sell; its what they’re paid for.

    Honestly has never happened to me. I phone up agents all the time about houses ive seen on Rightmove and never once has any one of them ever pointed me to another house they might have for sale. Most houses round here tend to be on with either Connells, Skitts or Dubberley. None of them are proactive and it usually takes two calls to get a viewing as they dont phone me back after the first request. One house im looking at at the moment, been trying to get a viewing for two weeks now, they dont phone me back. Will call for the fourth time tomorrow.

    Don't rule out that it could be just you if  you have wasted too much of their time already.

    If you have been looking for a while and viewed a lot of properties  they will give up on you as a time waster.
    I did pull out of a house with Skitts previously.
    However with Dubberley, ive previously viewed and made asking price offers on three houses and lost out. So they should know im serious and have the funds. 

    I think they just dont care. I did ask one once if they had anything suitable coming up and was told just to keep an eye on rightmove.

    You haven't clarified how big your bed is, but I think most on here are suspecting a super king, if this is the case swapping for a standard double will give 9inches of extra space either side, in a tight room this could be the difference between having to shuffle along and walking normally beside the bed, or just enough space to walk and space for a chair, the extra space could make a world of difference to the impression viewers take away with them.
    Could you borrow a bed from family or friends nearby? Someone may have a guest bed they would be happy to lend you. If you don't want to sleep in a smaller bed could you swap the beds for a viewing day? It sounds like you have had plenty of interest so it might work.
    If you can not/really don't want to swap the bed could you move some furniture out to make more space around the bed? This however could backfire if viewers notice a lack of furniture. If a viewer pointed out the bed had been changed it could be explained that you are showing the room with a standard double which many couples live happily with, but the room can fit a huge bed if one is willing to compromise on space around it.

    Trying to trick viewers with special effects similar to the set of The Incredible Shrinking Man will backfire, viewers will sense they are being tricked and become less willing to engage with you, photos of empty, or nearly empty rooms would be better IMO.

    An empty small room looks far worse IMO. People always overestimate the size of a bed and rooms tend to look even smaller without furniture in, especially afternoon.

    I had my house in the market about 18 months ago, and got fed up of the time wasters. 
    I had lots of viewers, one offered £50k below asking “because Brexit will cause a drop”.
    the estate agent was doing all the viewings, but I have full interval canary CCTV. It was fascinating to watch and actually hear honest comments and discussion with the agent, far more info than they passed onto me. 
    And literally every viewer was “we’re interested but won’t offer until after Brexit”. So I pulled off the market in the end. 
    Tbh, if you can get some internal cameras (preferable discreet) you’ll get far better feedback on those than anything they’ll say to your face!
