    +1 to all of this. 
    I'd only say nice things out loud when the homeowner was doing the viewing. Didn't want to offend them in case we ended up putting an offer in. This would mean that even if something was putting me off, I couldn't tell OH. He'd do the same. End result was we'd sound super keen, then walk down the drive, look at each other and say "erm....no" at the same time. 

    If the agent was taking us around, we'd both talk more freely, and the agent gets to hear what our honest feedback is without having to call us for it afterwards.

    Maybe, but it is the attitude of some sellers that people who don`t immediately snap up their property are "time wasters" that winds people up. Maybe a price reduction would get people to see the small bedrooms differently?

    I would wager in the history of house selling, actual honest feedback has been given and received in about 2% of cases.

    Don't get hung up on your bedroom size - it's almost certainly not the reason, especially not if it's really approx 4x4m which is cavernous.  Just give it some time and as mentioned above, make sure your rightmove listing is as good as it can be - floorplan, decent pic as the first one, 100% accurate with no typos.

     For the OP, if the useable floorspace of the room is 10ft by 12ft then it sounds like a perfectly reasonable size for a ftb home, especially if a good amount of storage is present the addition to the 10x12. If your bed is bigger than kingsize I suspect the room will feel cramped, particularly as the en suite adds to the restraints on placing furniture. If the bed is particularly large swapping it for a standard double would make the room appear much more generous - there are good reasons many show homes use undersized furniture!

    Agree with this.  We have a small box room bedroom (approx 9' x 7') and I've considered putting a 2'6" single in there to make it look more roomy when we come to sell.

    Obviously you won't really want to get a double bed that you won't need other than for 'show' purposes so I'd ask the EA to make a point of mentioning the bed size when showing people round.  For example "A good sized bedroom that, as you can see, can accommodate a King size/whatever size with ease".  Sometimes buyers need the obvious pointed out to them.  If they have a similar sized bed then they know it will fit in okay, if they have a double they will realise there will be more space with their own furniture.
  • I'm personally in the process of viewing houses at the moment - and while I want to come across as a friendly, yet serious buyer - I also feel quite awkward about saying negative things about the seller's houses when they're around (purely because I'm sure they love their property so I don't want to seem disrespectful about the size or condition of anything - it's something I would bring up with the estate agents). 

    I will tend to view a property and have a good think about the realities of putting in an offer for a couple of days before asking for a second viewing - it's not intentional time wasting, it's just a massive investment, so it's something I want to make sure I'm 100% sure on.

    "Shaky assumptions"  It was based on experience of giving and receiving feedback over several house transactions over several years but of course if you think a non buyers feedback is likely to be honest who am I to burst your bubble.......

    When we were moving up from the modern 2up2down on paper you feel that will do the job.

    Once you start viewing you soon realise that some spaces just don't work the way you want them after thinking about standing in the space, we thought we liked a very common design at the time but once we had seen a few we realised they were not for us and moved onto different layouts.

    You need 2ft min around a bed that's 8' 6" sq min with a double. 
     If you have a door into a en-suite  and a big bed that may looked quite cramped along one wall 
    If  it a long bed that can also shrink a room.
