Bit of a rant!
We've had 4 viewings this week, first two seem so, so keen, especially the second couple, asking loads of questions, sat talking for 20 minutes, asked if they could bring their parents for a viewing on the house, saying how much they loved the area, and everything about the house.
They make us wait 6 days to come back to us, then they say "the master bedroom was a bit small so not gonna offer".... Its frustrated me so much! (Its not even small, we have an ensuite and a huge bed lol)
We have had 2 more viewers today and yesterday, which literally stayed for 5 minutes, asked a couple basic questions like "Whats the area like, what are the neighbors like?" said they loved the property and left (not had feedback yet)
Which ones are more likely to actually be interested? The ones who just pop in, look around and leave, or the ones who stay and talk for ages?

Bought and sold lots and you can never tell.
Absolutely no pattern at all.
I find many inexperienced buyers are often keen but talk themselves out of it. It can be hard taking that initial leap.2024 wins: *must start comping again!*9 -

How old is the property? Guessing fairly new from what you've said.
How old is the boiler?
Have any internal walls been knocked down?
Mention of asbestos usually crops up if there's a freestanding separate garage, artex walls/ceilings, etc.
Are there any charges for outside areas on the estate?
Make sure it's well ventilated and don't dry any washing indoors before the surveyor comes - you don't want to add to the risk of higher than normal damp readings.2024 wins: *must start comping again!*2 -
The one`s who make an offer are likely to be interested, but depending on the economic news they are hearing expect possible withdrawal of offers or reductions. Someone might just pop up and buy it, or it might take some time, hopefully it will be priced sensibly for the area and economic climate?0

I'd agree with leaving it to the agents. Some people will feel like they have to fake more interest than they really feel if the home owner is doing the viewing, as they know it's personal for them and they want to be nice even if the place is a dump. Others will be put off by the owner still being there and will talk less than they would normally.5

Perhaps the first couple are interested but are being ‘advised’ by family/friends to play it cool so they can get a bargain. Having said that one of the most frustrating things is people complaining about things that are obvious from the details.0

Just like the endless photo re-arrange loop, don`t get caught in the pop psychology loop of trying to read the intentions of people who pop round to view, it means everything to the seller but possibly very little to the viewer as they could be looking at dozens of properties that week or month, people who think they see what they want in your house will start making noises about price and offers.0

Boiler is 5 years old
No internal wall changes
No asbestos
