    It may well go through, equally the lender may say no, it's a risk with a sub-prime lender, therefore I won't get my hopes up and have to look at alternative options until I know which way the pendulum is going. 

    Will do a new financial plan at the end of the month.
    -- If I buy now I need to get money back into savings as I've 2 months of mortgage payments. (In theory I can put nearly 1 away per month)
    -- If I don't buy now I need to chase those interest rates again!

    Anyhow, today I've the windows open and the birds are happy chatting away with each other. Just have to watch my cat in case she starts to have her inner cat burst out and she decides to have a mad turn in the lounge.

    My nails are painted, remind me to buy new nail varnish after lockdown, my hair is up and I'm just faffing around today.

    I've had leftover homemade Chinese chicken curry for lunch, having roast pork tonight.

    Hi MF - remember they say 'location, location, location' for a reason. Never be temped to buy a property in a bad area - it may be very difficult to sell later and you could end up stuck with a bad decision. Stay the course. It's out of your hands but it is highly unlikely that anyone will gazump you at this point so just stay with it. Also I wouldn't take on an extra job healthwise with what you've shared. Chances are it will all work out.

    The area I would cash buy in isn't bad, it's just not got the things I want in an area.

    No way would I buy in the mega cheap area as they don't sell quickly and it's a dreadful area!

    I don't want a 2nd job, but it all depends on what the outcome is.

    Just have to see what happens when I hear from the broker. At the moment I'm in limbo and don't know if I'm coming or going 🤨

    I wrote a huge post earlier, got distracted and by the time I came back to my phone it had vanished 😧

    As the property has now been empty for a few weeks, it's safe for me to move into / complete the purchase 🤗

    I have a provisional moving date.
    -- My solicitor gave me a proposed date for completion, based on needing to do a couple of things, allow time to get the lenders money and asked if I was agreeable to it or wanted it further away. Error no, asap please!!
    -- The date may move, depending on how quickly I get confirmation the one mortgage term is now satisfied; I'm currently waiting confirmation from my broker, who has to liaise with the lender etc.
    -- when I hear from the broker I have to check how I pay the lender their arrangement and money transfer fees eg to the lender or if they deduct it from what's sent to my solicitor (I always kept forgetting to ask that bit!)
    -- Hopefully the seller has a set of keys from his daughter. Will sort the locks out when everything is back to normal.

    My solicitor is going to send me papers to sign (POA) so he can complete / sign the final papers on my behalf.
    -- Just need to drop it through their door, but will also scan a copy over.
    -- I may (will) need to send updated bank statements for the proof of deposit, so will get that done tomorrow when I know what's needed.

    Deposit has to be with the solicitors the day before completion, there is no deposit paid on exchange up here. 
    -- I do have all the money ready and some spare to kick-start my savings / emergency fund as I've had one account dedicated to being a homeowner.

    You know, I've never actually spoken with my solicitor, it's always been email communication 😂 

    Will finish packing a load of things (breakables) the weekend, write on the boxes what room everything is going in. That way when it's time to move I just load up and abandon the box in its respective room, unpacking the day after.
    -- I know about making sure I have drinks / nibbles to hand when moving; they will go in my rucksack with my pain meds.

    I'm hoping the seller doesn't be too nice and leave more than the white goods as the furniture was huge and took up loads of space! 
    -- I've been a member of the local selling pages since my offer went in and haven't seen any of the stuff listed and it's known I'm a FTB in a rental 🙈

    Prewarned my boss about the provisional date, will book it off when the date is confirmed, which will probably be on the day.
    -- will have to sort some kind of time off to rest and get internet sorted, do a few days then have my proper time off to recover / unpack.

    Need to give my financial plans another look over to see how it sits and my goals for the rest of this year. When I've moved I can then continue my diary with my plans.

    Got a lot of planning, organising and preparing to do. 
    -- The long hard road is nearing the end and I am so tired.

    I will keep posting about my packing / preparation in the interim and would like to say thank you for your support x
