    It doesn't seem like she's trying to learn, but just trying to lay blame. I would give her some slack as she has had trouble getting a mattress upstairs, tried to repair a broken hob and blew the RCD, admitted she is an "idiot" purchaser, and only three weeks ago, she felt overwhelmed by her new house.


    As the electrician has to come to fix the hob and quote/install for some spotlights, then surely it won't be much more money to have the testing done at the same time.

  • I have been involved in a transaction where the vendor had done some work, didn't have building reg certificate. They got one of these reports done and it was passed from his solicitor to the buyers solicitor. The buyers solicitor forwarded it straight to the buyers who had an electrician look at it and give them an idea of the cost of remedial work and any further questions they need to raise.

    So i suppose the situation is, did you see this form prior to exchange? And if so did you think about doing anything with it? The solicitor has never been to the property and isnt an electrician so wont know if the form is completed properly or not. They wont even look at it incase it gives the illusion that they have advised on it.

    You probably should have had an electrician look at it during the purchase process, they would have gone 'hold on this doesn't look right, why is everything ticked and its not even dated'. You would then ask your solicitor ot raise an query to the vendor to seek clarification on the form

    The form hasnt been filled out properly it seems, but you were provided it and without you raising enquiries then you are deemed to accept it.

    The solicitor is a professional who will advise you accordingly but only in the areas they are qualified to do so. Title queries, boundary issues, lease packs, building control , etc etc will be something a solicitor can advise you on. Electrical certificates isn't something they can. They just send the form as part of the document pack and expect you to investigate any concerns.

    I sympathise with you, I really do. I bought a house 3 years ago where the downstairs electrics blew on the day i moved in. Worked fine during the pre-exchange visit i did a few days before and were certified as being functional but in need of upgrading only a few months prior. Ended up with £1000 bill as all the wires were under the concrete floor. Very annoying but its part of being a homeowner
  • Hi thanks for your lovely reply Deleted_User. That’s so annoying that it happened on the day of completion!

    The issue I had with the electrics I think would have happened anyway and isn’t a a big issue as I fixed it for £120.

    I still need to clarify why the solicitor requested/received the EICR. I’ve emailed the sol so I hope to hear from them soon.

    I received the form at the same time that I received the request to transfer the deposit, after contracts were exchanged lol. I wouldn’t have thought about doing anything about it as I just assumed the solicitor(s) would have superior knowledge. I also wouldn’t think the seller would be asking an non electrician to complete the form. But obviously that’s my downfall and a way I can learn. My issue is I also don’t have people around me that can help/assist, which is why I’m on this forum.

    Next time I will have a better understanding of what to do and get the solicitor to do more. On a positive note I’m part of the app NextDoor so I can find local trades person. Although the electrician who came to fix the plugs didn’t install a gromit and connected the wrong wire. Hopefully he will come back as he said he would.
