@cajef I’m a she and your assumptions are more a projection of you, rather than me.
I’ve explained fully on the thread my intentions. Perhaps you shouldn’t visit this thread again as you seem a bit highly strung and offended.0 -

I think it is you who should consider leaving the thread.I feel like I’m not getting a lot of answers on this thread that are relevant.
You've received pretty unanimous responses from numerous different people. You don't agree/like the responses. Soeither make up your own mind eg about contacting your solicitor, or try another source of information as I don't see you getting any different answers here.0 -
Apologies for making assumptions, best of luck with your solicitor and whatever responses you think you should receive, I am out of here now.0

But that's not what happened.Jarviscocker wrote: »@davidmcn because I want to gain as much knowledge as possible. As my solicitors were the ones who request and passed on the document, therefore they are best placed as to what the form is for etc. I feel like I’m not getting a lot of answers on this thread that are relevant.
Your solicitor will request any and all documents that the vendors have available and pass them onto you. It's then up to you what value you place on these documents. It was your decision to rely on an undated and completely irrelevant document as proof of the current standards of the electrics.
As already stated multiple times the only person that can help you now is an electrician.0 -
No it’s not as simple as the solicitors passing on bits of paper. The solicitors are professionals and can be subject to negligence claims. I’m paying for the service.
Now I’m not asking for the above, I’m asking why a professional (electrician) has done everything on this thread - not dated the form, missed out pages, ticked yes to systems that don’t exist etc. I’m trying to understand the form and what course of action I should take.0 -
Then ask another electrician. It's a form for electricians to certify whether the electrics comply with electrical regulations. Your solicitor has no special knowledge about electrical regulations and hasn't inspected the electrical installation at your property.Jarviscocker wrote: »I’m asking why a professional (electrician) has done everything on this thread - not dated the form, missed out pages, ticked yes to systems that don’t exist etc. I’m trying to understand the form and what course of action I should take.0 -
There is no action that you can take. The only person that can challenge the electrician for doing a poor report is the person that commissioned it, ie your vendor. You have absolutely no contract with the former electrician which is why you should've commissioned your own report in the first place.Jarviscocker wrote: »I’m asking why a professional (electrician) has done everything on this thread - not dated the form, missed out pages, ticked yes to systems that don’t exist etc. I’m trying to understand the form and what course of action I should take.0 -
What did it say on page 2 under 'Observations and recommendations for action to be taken'Jarviscocker wrote: »No it’s not as simple as the solicitors passing on bits of paper. The solicitors are professionals and can be subject to negligence claims. I’m paying for the service.

Since you say the report clearly states the purpose is the sale it must be quite recent. You have the electricians details, why not write them a letter enclosing a copy of your latest bill and say you are claiming that sum from them because they provided a negligent report?
It's not your solicitors job the challenge the report, even if it was they don't inspect the property so they have no way of telling whether the report has missed something, the report was passed to you to follow up as you see fit.0 -
It gets a bit boring repeating the same thing time and time again. Please can everyone read what I’ve written before.
Hi @Tom99 it’s on page 2 and it says good and satisfactory. I came on this board because I wanted to find out exactly what the report meant so I would know what steps (If any) to take. I’m also concerned as to why the date isn’t on the form.
I pay the solicitor to do the conveyencing on the house. As they did 40 other house completions on the same day as mine, they have far superior knowledge to me. As the problem happened on the weekend, I wrote the post on Sunday to try and gain some information. I don’t think I’ve blamed the solicitor for the report, I have however now realised that there are several inconsistencies.
I’ve since contracted the solicitor asking for clarity.
I think people on my thread also need to realise that I’m new to owning a house and asking for help.0 -
Think of it this way it’s like calling the emergency services and asking the police to put your house fire out lol0
